Development Potential <br /> The Town of Westport Land Use Plan does not differentiate between land use <br /> categories. However, about 80% of the 385 acres has urban zoning. The 20% <br /> consists of two 40-acre A-3 - Agriculture parcels (a) and (1) . <br /> The R-1, R-2 and R3A/R-4 parcels are planned for residential. This plat <br /> (17 acres) and parcel (e) are proposed for single-family, 16 lots and 30 <br /> lots, respectively, per the owners. Staff is not aware of any development <br /> plans for the R-2 (h) parcels, South of "M", which totals 100 acres. In <br /> all of these cases, subdivision approval is needed for development to <br /> proceed. <br /> The Westport Landing Condominiums, parcel (g) , were approved more than 5 <br /> years ago and could proceed anytime. <br /> The 86-acre C-1 Zoning, parcel (b) , pending before Dane County, includes a <br /> Master Plan for two office-warehouse complexes, an office-manufacturing <br /> complex and a restaurant-retail complex. Deed restrictions are proposed <br /> which are attached. The two C-2 parcels (c) and (d) (22 and 30 acres) can <br /> be developed for C-2 uses.
