The <br /> issues regarding adequate public facilities and public services are <br /> virtually the same as in this proposed plat, some 10 years later. <br /> D. Pending C-1 Dane County Rezoning of 86 acres, parcel (b) <br /> The Public Hearing before the Dane County Agriculture, Environment and <br /> Land Records Committee was held May 12, 1987, the Committee will likely <br /> make a recommendation on May 26, 1987. The County Board could consider <br /> the rezoning as early as June 4, 1987. The City does not have any review <br /> of rezonings outside the City. <br /> If the C-1 Rezoning is granted this plat would be located between the <br /> developed Mary Lake Plat and the developing Commercial area, making it <br /> more difficult to argue against approval of this plat and development of <br /> houses on parcel (e) , further development of parcel (h) for housing, and <br /> rezoning and development of parcels (a) and (f) . <br /> The Plan Commission should consider making a recommendation to the County <br /> on the C-1 rezoning; either opposing the rezoning or adding conditions of <br /> approval, if it is to be approved by the County. <br /> If the C-1 rezoning of 86 acres is to be approved, the County should: <br /> _1. Carol Access to C.T. <br /> not adversely affected* <br /> Control development near C.T.H. "M" to avoid a typical coL <br /> strip with signs and drives. <br /> 0. Provide for storm water runoff detention. <br /> 4. Require that the Proposed Development Plan (Master Plan) be followed" <br /> and the area have a park-like setting. <br /> 5. Restrict any Subdivision of the 86-acre parcel. <br /> 6. Request the Town to develop a public water supply system in this <br /> developing commercial, manufacturing and residential area for both <br /> fill protection and water service to the developed properties <br /> RECOMMENDATIONS: <br /> Staff recommends that the Plan Commission recommend to the Common Council the <br /> rejection of the preliminary plat of Mary Lake Acres for the following reason: <br /> Non-compliance wh 16.23(3) 6.d. , (perhaps others depending on Ilr <br /> re rts) . <br /> CRD:jlj/64.1 <br /> 5 <br />
