• <br /> Dane County Agricultural, Environment <br /> and Land Records Committee <br /> May 4 , 1987 <br /> Page Two <br /> 3 ) A preliminary site plan for such property showing <br /> possible locations for six ( 6) additional four-story <br /> buildings and related parking (Exhibit C) . <br /> Exhibits B and C are provided for informational purposes only. <br /> The undersigned desires to construct some version of the two <br /> buildings depicted on Exhibit B but plans have not been finalized <br /> and consequently approval is sought with the understanding that <br /> changes to this site plan will be made. Based upon very prelimi- <br /> nary discussions which we have had with an architectural/ <br /> engineering firm, it appears that the roof elevation for the <br /> building on the top of the hill would be 140 feet and for the <br /> building at the base of the hill, 85 feet. As to Exhibit C, this <br /> site plan depicts only additional possible building sites. <br /> Conditional use permits for these sites are not being requested <br /> at this time. Although there are no current plans to construct <br /> the buildings and parking areas shown on Exhibit C, this site <br /> plan is attached to provide the committee with a greater <br /> understanding of the developmental potential of this property. A <br /> conditional use permit for all of the B-1 and C-1 districts <br /> within the Nob Hill Property would greatly facilitate the deve- <br /> lopment of this property. <br /> The Nob Hill Property has enormous potential as a site for an <br /> office park. The top of the hill, proposed as a site for one <br /> four-story building, provides a superb view of both the City of <br /> Madison skyline and the surrounding conservancy areas . Building <br /> sites surrounding the hill provide good views of the surrounding <br /> conservancy areas while, because of the varied terrain and expan- <br /> sive conservancy area, remaining relatively sheltered from public <br /> view. Allowing the construction of a four-story office building <br /> on the top of the hill will provide for maximum use of the <br /> superior view the site offers . Allowing construction of a four- <br /> story building in the area surrounding the hill will allow more <br /> space to be devoted to maintaining the park-like setting which <br /> this property has to offer . Further, because of the seclusion <br /> which this site offers, the construction of four-story office <br /> buildings should have minimal impact upon the surrounding properties. <br /> In considering this application, the undersigned asks the commit- <br /> tee to keep in mind that this property is in an area very suitable <br /> to expansion. The property is already zoned for office building <br /> use; it is located near downtown Madison; and finally, access to <br /> the site will improve dramatically as the state completes its plans <br /> to extend the frontage road from Rimrock Road to Industrial Lane. <br /> The undersigned requests that this application be placed on the <br /> agenda for the committee hearing scheduled for June 9, 1987.
