February 8, 1988 <br /> Items 3. and 9. <br /> Compensating Adjustment for Previous Addition to the Town of Middleton <br /> Portion of the Central Urban Service Area (Menards) <br /> Request <br /> The Town of Middleton has requested that the following described parcel of <br /> land currently within the Central Urban Service Area be deleted In order <br /> to compensate for the 19 developable acres that were added to the service <br /> area In September, 1987 (Resolution RPC No. 439) . <br /> Description of the Area <br /> The proposed deletion consists of 20.6 acres of land located in the SE-1/4 <br /> of the NE-1/4 of Section 27, T.7N, R8E. In the Town of Middleton. The <br /> area Is gently rolling with drainage to the northwest to an Intermittent <br /> stream in the extreme northwest corner of the parcel . Soils are <br /> predominantly In the Plano and Ringwood series which are deep well drained <br /> and have slight to moderate limitations for development . Except for the <br /> Intermittent stream and adjacent 1 .6-acre area previously delineated as an <br /> isolated resource feature, there are no other environmentally sensitive <br /> lands such as wetlands, floodplalns or steep slopes on the site. <br /> The parcel is currently vacant and under cultivation. All adjacent lands <br /> are also vacant and farmed except for the athletic fields and Seminary <br /> property adjacent on the south. Except for a 1 .6-acre of land adjacent to <br /> -""ovom000the Intermittent stream, the entire parcel Is developable. <br /> Staff Recommendation <br /> The staff recommends that the Central Urban Service Area be amended as <br /> requested by the Town of Middleton and as shown on the attached maps. The <br /> change would result In no change to the total amount of vacant developable <br /> land In the Central Urban Service Area. <br />
