401 voil 6
o = ; :- Dane County Planning and Development Department
- Room 116,City-County Building,Madison,Wisconsin 53703
° ' ,A Fax (608)267-1540
e
April 17, 2017 Ply ing
(608)266-4251,Rm. 116
Nicole James Properties, LLC Records&Support
(608)266-4251,Rm. 116
RE: Shoreland Zoning: Teardown Rebuild SFR, Landscaping, Zoning
walkway. (608)266-4266,Rm. 116
Parcel: 0610-053-7111-6
Shoreland Permit Number: DCPSHL-2017-00024
Thank you for submitting your application for a shoreland zoning permit to allow the
teardown and rebuild of a single family residence, repair of ice heave damage and the
placement of a walkway within the vegetative buffer zone. After reviewing the submitted
plan I have determined that the intensity of development will require a shoreland erosion
control permit as well as a shoreland mitigation permit. These permits are approved and
issued by Dane County Land and Water Resources.
This determination has been based on a lot area of 8,920 square feet within 300 ft of Lake
Waubesa. The calculated existing impervious surface ratio is 30.4% or 2,715 square feet.
The proposed development will result in an impervious surface ratio of 41.6% or 3,715
square feet. Increases to impervious surface ratios in excess of the existing impervious
surface ratio require shoreland mitigation.
Conversion of impervious surfaces to pervious is the only form of mitigation that will be
acceptable since the existing development is already over 30% impervious. Any new
impervious in excess over the existing impervious surface ratio needs to be treated by an
engineered stormwater device capable of infiltrating 90% average annual rainfall. This
requires treating at least 1,000 square feet of impervious surface.
No topographic changes are permitted within 5 feet of property lines, unless excepted by
the Zoning Administrator.
Prior to issuance of a shoreland zoning permit for the proposed residential development
the following conditions must be satisfied:
1. Obtain an approved shoreland erosion control permit.
2. Obtain an approved shoreland mitigation permit.
3. Submit a revised site plan showing that no portion of the structure encroaches into
the average required setback back from the OHWM(59.85 feet).
4. Remit Shoreland Zoning Permit fee of$150.00.
