No <br /> site parcel: 15 Verification of potential development right completed? <br /> Current zoning district: RHO <br /> GPS Coordinates for corners of home site envelope: <br /> 43.047784,-89.726518 3 43.047278.-89.726636 <br /> 2. 43.047653,-89.726872 4 43.047409,-89.726252 <br /> Home site Notes: <br /> 1 Home site applications are often applied for in conjunction with a driveway permit,zoning change or land division. <br /> • If a home site would require a zoning change,the MUST be submitted at the same time. <br /> • If you are planning a driveway,it is most efficient but not required to submit the driveway application at the same time. <br /> 1, It is critical that applicants verify that the current zoning district of the parcel where the home site is desired allows for a <br /> home site&that the a potential development right is associated with the property. <br /> If a land division is involved and the division create an A-1(EX)remnant parcel under 35 acres,that remnant parcel would <br /> need to be rezoned. <br /> L The minimum lot size for any home in Town of Vermont is two(2)acres.All lots require either sixty-six(66)feet of road <br /> frontage or a sixty-six(66)foot legal easement.The Town regulations also prohibit building in Resource Protection areas or <br /> floodplains and there is a twenty-four(24)foot height restriction in the Town's designated Ridgetop Protection Area. <br /> I. Applicant must submit the following with the Land Use Intent Form: <br /> • Site Plan that shows the following: <br /> o Boundaries of the parcel <br /> o Location of the property relative to adjacent and nearby roads <br /> o Location of the proposed home site,with dimensions to the boundaries of the parcel.The home site should <br /> be located within a maximum 100'x150'envelope <br /> o GPS coordinates of the four corners of the home site envelope <br /> o Location of any other proposed structures <br /> o Location of existing structures <br /> o Location of any existing or proposed private sewage system <br /> o Location of existing and proposed driveway(s),with dimensions to property boundaries and GPS coordinates <br /> on the centerline: <br /> • Where it enters the public road <br /> • Every 50 feet <br /> • Where it enters the home site envelope <br /> o Percentage and direction of slopes at the home site and driveway locations <br /> o Tillable land and wooded areas <br /> o Location of ridgelines(Ridgetop Protection Area),if any <br /> o Location of any surface water within 1,000 feet of any land to be disturbed <br /> The Plan Commission will schedule a site visit to the property—in preparation for the visit, please stake the corners of the <br /> building envelope(and driveway,if proposed). During a site visit,the Plan Commission will walk the site,locate stakes,take <br /> GPS readings&verify slopes. <br /> I. Refer to process flow document at townofvermont.com <br />
