Thank yoU!
Dear Members of the Town of Sun Prairie Board,
The Village of Cottage Grove would Iike to register in opposition to the rezoning
request for the property located at 4736 CTH TT especially C-2 zoning which is the most
liberal zoning classification Dane County has.
As you are aware the Town and Village have been working collaboratively on an
agreement for the development of the area just north of the interstate and within this
agreement it is recognized that the development would be beneficial to both communities
and somewhat mirror that of the Village's Commerce Park, While Mr. Poblocki has
cleaned up the site the use is not what had been intended through this agreement and
through the Village's Comprehensive Plan. C-2 zoning is so wide open that it gives the
Town little protection should uses occur that are not considered acceptable in the Town's
eyes or are within the uses the Town would want to see.
Another issue, a comment was made at the Planning Commission level that the Village had
an opportunity to buy this land. I have been the Administrator since 2003 and have never
entertained an offer to purchase for this property. If anything we, as a Village, were
interested to see how it could be cleaned up and made to be an attractive entrance into the
Township and Village.
There are also concerns that there may be environmentally sensitive areas on this
property as shown on the Hydric Soils map contained within your Master Plan. Even
without a zoning change will there be adequate protection from the oils/gasoline, etc.
contained within the slurry, asphalt and/or stored on the property? What type of
I
