or other Units by the other Unit Owners. There shall be no storage of material, and there <br />shall be no conduct of any activity, which would materially increase the insurance rates of <br />the Condominium, create or otherwise constitute a material risk of harm to other Unit <br />Owners or constitute a nuisance. <br />6.5 Parking Stalls and Storage Areas. The Parking Stalls may be used only for <br />motor vehicular parking and the parking of accessory vehicles such as bicycles, <br />motorcycles, boats and trailers. No Parking Stall or Storage Area shall be owned or <br />occupied by anyone other than the Declarant, a Unit Owner or the Association (pursuant <br />to Section 5.2(F)(4) and Section 5.2(E)(3), above). <br />6.6 Violations. Any and all attorney's fees and other expenses incurred by the <br />Association in the enforcement of this Article VI shall be reimbursed by the Unit Owner in <br />violation thereof and may be assessed against such Unit Owner's Unit. <br />ARTICLE VII <br />UNIT OWNER <br />"Unit Owner" shall mean a person, combination of persons, partnership, limited <br />partnership, limited liability partnership, limited liability company, corporation or other <br />entity, who or which holds legal title to a Unit; provided, however, that in the event <br />equitable ownership has been conveyed in the Unit by means of a land contract or other <br />similar document, "Unit Owner" shall mean the land contract purchaser. <br />ARTICLE VIII <br />ASSOCIATION <br />8.1 Definition. "Association" as used herein shall mean Prairie Park at Swan <br />Creek Unit Owners Association, Inc., a Wisconsin non -stock corporation. <br />8.2 Duties and Obligations. All Unit Owners shall be members of the <br />Association and subject to its Articles of Incorporation, By -Laws, and rules and regulations <br />adopted by it from time to time for the use and management of the Condominium. <br />8.3 Voting. Each Residential Unit Owner shall be entitled to one (1) vote in the <br />Association, subject however, to suspension as provided herein. Even if a Unit is owned <br />by more than one (1) person, the Unit must cast its vote or votes as a whole. No fractional <br />voting will be allowed or considered. As provided in Article VII hereof, one who holds a <br />land contract purchaser's interest or any other such equitable interest in a Unit shall be <br />considered the Unit Owner. However, for purposes of being eligible to vote as a member <br />of the Association, the land contract or other document establishing the equitable interest, <br />or an instrument providing constructive notice of such interest, must be recorded in the <br />Dane County Register of Deeds office. Parking Stalls and Storage Areas shall not have a <br />vote separate from the vote of the Residential Unit Owner who owns such Parking Stall or <br />Storage Area. That is, there are no votes in the Association appurtenant to any Parking <br />Stall or Storage Area. <br />2-13 <br />
