(a) One detached single - family dwelling not <br />exceeding two stories in height. <br />(. , ne private one -car or two -ear garage not <br />exceeding five hundred (500) square feet <br />in area. <br />(c) Two outbuildings, provided that the aggregate <br />ground area of such outbuildings shall not exceed <br />two hundred (200) square feet. <br />2. No structure shall be occupied as residential <br />quarters unless inside sanitary toilet facilities are <br />provided in the structure. <br />3. No part of any building.exeepting the cornice <br />or eaves shall be located closer than 10 feet to any <br />side property line; front line setbacks and*side street <br />setbacks shall be as shown on the recorded plat of <br />Quaker Heights. <br />4. Buildings other than the dwelling structure <br />shall be located on a lot in relation to the dwelling <br />structure to which they pertain, as follows: <br />(a) Detached garage - -the front thereof shall be <br />at least 10 feet behind the front basement wall <br />of the dwelling structure. <br />(b) Outbuilding- -the front thereof shall be no <br />closer to the front street than the rear of <br />the dwelling structure and shall be so placed, <br />or screened by planting, that the visibility <br />from the front street is at a minimum. <br />5. If any part of a lot is not being used as a <br />building site or a lawn, or is not under cultivation, <br />it shall be kept under a cover crop or shall be so <br />cultivated as to keep the same free and clear of noxious <br />weeds. <br />6. No lot as platted shall be resubdivided; this <br />covenant shall not be construed to prevent the use of <br />more than one lot as one building site, provided that <br />the land area pertaining to any one building site shall <br />not be less than 30,000 square feet. <br />7. No noxious or offensive trade or activity <br />shall be carried on in said plat, nor shall anything <br />be done thereon which may be or become a nuisance to <br />the neighborhood. This shall not be construed to <br />prevent a family garden or orchard or the keeping <br />of such chickens as permitted by ordinance. <br />8. Only members of the Caucasian race shall <br />use or occupy any dwelling on said plat, excepting <br />that this covenant shall not prevent occupancy by <br />domestic servants of a different race employed by <br />an owner or tenant. <br />9. No trailer, basement, tent, shack, garage, <br />barn, or outbuilding, or any part thereof, erected in <br />said plat shall at any time be used as a residence, tem- <br />porarily or permanently, nor shall any residence of a <br />temporary character be used as a dwelling. <br />• <br />
