<br />KNOW ALL MEN BY THESE PRESENTS, THAT:
<br />WHEREAS, Erna Sophia Vogel is the owner in fee simple of
<br />the following described premises, to-wit:•
<br />Outlot Thirty -eight (38) of Assessor's Plat of
<br />the Village of Middleton, Dane County, Wiscon-
<br />sin, except party conveyed to the Village of
<br />Middleton for highway purposes by deed recorded
<br />in Volume 371 of Deeds on Page 537, and also
<br />except part conveyed to Fiore Coal and Oil Com-
<br />pany by Warranty Deed recorded in Volume 14014 of
<br />Deeds,.Page 338, Dane County Register of Deeds
<br />office, and except that part thereof platted as
<br />Park Lawn, a plat in the corporate limits of the
<br />Village of Middleton, Dane County, Wisconsin.
<br />AND M;'EREEAS, Erna Sophia Vogel has caused the above describ., i
<br />premises to be platted into lots and blocks now known as Atlltion to
<br />Park Lawn, being a part of the Southeast 1/4 of the NorLl.east 1i1i of
<br />Section 11, Town 7 North, Range 0 East, within the corrorat,; 11-Its
<br />of the Village of Middleton, Dane County, 'Wisconsin, recorded
<br />September 9.74 1947 in Volume d1. of Plats, Pane — In the
<br />office of the register of deeds for Dane County, Wisconsin,
<br />the following numbered lots in the following numbered blocks, to -'it:

<br />Lots 6-14, both inclusive, 'lock 4,
<br />Lots 1-11, both inclusive, T31ock 5,
<br />Lots 1 -16, both inclusive, dock 6,

<br />N0; THEREFORE, said Erna Sophia Vogel hereby declerc.s theL

<br />be and the same hereby are subject to the following:
<br />Protective Covenants
<br />These covenants are to run with the land and shall be bind-
<br />ing on all parties and all persons claiming under them until January 1,
<br />1972, at which time said covenants shall be automatically extcnded'for
<br />successive periods of 10 years unless by vote of a majority of the then
<br />owners of the lots it is agreed to change seid covenants in whole or
<br />in part.
<br />If the parties hereto, or any of them or their he :rs or
<br />assigns shall violate or attempt to violate any of the covenants herein
<br />it shall be lawful for any other person or persons owning eny real pro-
<br />perty situated in said development or subdivision to prosecute any pro-
<br />ceedings at law or in equity against the person or persons violating or
<br />attempting to violate any such covenant and either to prevent him or
<br />them from so doing or to recover damages or other dues for such violation.
