10.12 - <br /> (4) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS. <br /> (a) For building or sites to be used exclusively for business purposes, no minimum lot <br /> width or area limitations. No such building shall occupy in excess of 40 percent <br /> (40%) of the area of an interior or corner lot. <br /> (b) Lots or building sites for residential purposes or for combined business and resi- <br /> dential uses shall comply with the requirements of the R-4 Residence District. <br /> (5) SETBACK REQUIREMENTS. Setback from front lot line or highway right-of-way shall com- <br /> ply with the provisions of Section 10.17. <br /> (6) SIDE YARD REQUIREMENTS. <br /> (a) For buildings to be used exclusively for business purposes that are located on in- <br /> terior lots, a side yard of 10 feet for each side shall be provided. For buildings <br /> located on corner lots, the setback provisions of Section 10.17 shall apply on the <br /> street sides. <br /> (b) For residential buildings, or buildings to be used for combined residential and busi- <br /> ness purposes, the side yards shall be the same as in the R-4 Residence District. <br /> (7) REAR YARD REQUIREMENTS. <br /> (a) For buildings to be used exclusively for business purposes the minimum depth of any <br /> rear yard shall be 10 feet. <br /> (b) For residential buildings, or buildings combining residential and business uses, the <br /> minimum depth of any rear yard shall be 25 feet. - <br /> (8) OFF-STREET PARKING. Off street parking space shall be provided in accordance with the <br /> provisions of Section 10.18. <br /> (9) SCREENING PROVISIONS. On lots adjacent to or abutting land in a residence district, the <br /> screening provisions of Section 10.16 (8) shall be complied with prior to the issuance <br /> of a Certificate of Compliance. <br /> (This district, Section 10.12 is in effect in the following towns: Blooming Grove, <br /> Bristol, Burke, Middleton, Oregon, Primrose, Springdale, Windsor.) -- <br /> SECTION 10.12 A-1 AGRICULTURE DISTRICT. <br /> (1) PERMITTED USES. <br /> (a) Single family detached dwelling units. <br /> • <br /> (b) Agricultural uses. <br /> (c) Utility services. <br /> (d) Home occupations, subject to the provisions of SS 10.126 (1) (d) . <br /> (e) Accessory buildings including private garages and buildings clearly incidental to <br /> a permitted use of the premises. Such buildings shall not be used for residential <br /> purposes. <br /> (f) A building to be used for the storage of personal property owned by the owner of the <br /> land, but not for the storage of goods or merchandise considered to be a dealer's in- <br /> ventory or machinery or equipment used off of the premises for other than agricultural <br /> purposes. An accessory building can be built on parcels of land in the A-1 Agricul- <br /> ture District without the necessity of there being a residence on the property. <br /> (g) The seasonal storage of recreational equipment and motor vehicles owned by private in-; <br /> dividuals other than those residing on the premises, such storage to be in existing <br /> accessory farm buildings. The storage of a dealer's inventory or the construction of <br /> any new buildings for storage shall be considered a commercial use and subject to the <br /> provisions of this ordinance. <br /> (2) CONDITIONAL USES permitted in the A-1 Agriculture District. <br /> (a) Mineral extraction operations, hot mix blacktop plants and ready-mix concrete plants, <br /> subject to the provisions of SS 10.126 (2) (a) <br /> (b) Radio, television transmitting towers, microwave towers, community television antenna <br /> 20 <br />
