SECTION 10.08 <br /> 10.08 R-4 RESIDENCE DISTRICT • <br /> (1) USES PERMITTED <br /> (a) All uses permitted in the fl-1 Residence District. <br /> (b) Duplexes, multiple. family dwellings, apartment houses, apartment house com- <br /> plexes, condominium apartments. <br /> (2) CONDITIONAL USES PERMITTED IN THE R-4 RESSIDENCE DISTRICT.. • <br /> (a) Mobile Home Parks <br /> .(b) Nursing homes, convalescenthomes, extended care facilities' provided that such <br /> buildings be located not less 'than 50 feet from any other lot in a residential <br /> district. <br /> • <br /> (3) BUILDING HEIGHT LIMIT <br /> (a) For single family dwellings and duplexes the maximum building height shall be <br /> two and- one-half (23') stories or thirty-five . (35) feet. <br /> • <br /> (b) For apartments the maximum building height -shall be four (4) stories. <br /> (4) AREA, FRONTAGE- AND POPULATION DENSITY REGULATIONS <br /> • <br /> (a) 'For unplatted lands where public sewer is not available: • <br /> 1. For single family dwellings the minimum lot area shall be determined by per- <br /> colation tests according to formulas of the state board of health, but no such <br /> lot or.building 'site .shall have a. width 'of.less than sixty (60)..feet or an area <br /> of less than eight thousand (8,000). square feet. <br /> 2. For multiple family dwellings, apartment houses and apartment house complexes, <br /> the minimum lot area shall b.e determined by percolation tests according to formu= <br /> las of the. state -board of health, but no such lot or building site shall have. a <br /> width of less than sixty (60) , feet or: an area of less than five thousand (5,000) <br /> square feet per dwelling unit. - - <br /> 3. .For'duplexes the lot width .and area-shall be the. same as for the .R-2 Residence <br /> District. <br /> (b) For plats and unplatted lands where public sewer is available: <br /> 1. For single family dwellings, the minimum lot width shall be sixty (60) feet and <br /> the minimum .lot area .shall be eight. thousand (8,000) ' square feet.. <br /> 2. For duplexes the lot width and area shall be the same as far the R-2 Residence ' <br /> District. <br /> 3. For multiple family dwellings, apartment houses and apartment house complexes <br /> containing efficiency or 'one .bedroom apartments, - the minimum lot: width shall be. <br /> sixty (60) feet and the minimum lot area' shall, be two- thousand (2,000) square feet <br /> per unit. <br /> 4. For multiple family dwellings, apartment houses and apartment house complexes <br /> containing two- bedroom apartments the minimum lot width shall be. sixty (60)- feet <br /> and the minimum area two thousand (2,000) square feet: per unit. <br /> 55. For multiple family dwellings, apartment houses and .apartment house complexes <br /> containing' apartments of more than two bedrooms the minimum lot width,shall be' <br /> sixty (60) feet and the minimum lot area shall be two thousand two hundred fifty <br /> (2,250) square feet per.unit. ' . <br /> 6. If apartment. houses or apartment house complexes contain a mixture of one, ..two <br /> or more..than two bedrooms then the lot area shall be prorated. <br /> 7. When computing the minimum .areas for apartment house complexes, driveways which <br /> are not through streets, parking spaces, swimming pools and facilities which are <br /> common to' all of the buildings in the complex shall be considered part of the total <br /> area -of the' complex. <br /> - 11 - <br />
