• SECTION 10.071 10.071 - <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS • <br /> (a) For unplatted lands, where public sewer is not available, the lot area shall be <br /> determined by percolation test according to formulas of the state board of health, <br /> • but no such lot or building site shall have a width of less than sixty (60) feet <br /> or an area of less than eight thousand (8,000) square feet. <br /> (b) For plats, or for unplatted lands where public sewer is available, the minimum <br /> lot width shall be sixty (60) feet and the minimum area shall be eight thousand' <br /> (8,000) square feet. <br /> (c) No building, together with its accessory buildings, shall occupy in excess of <br /> thirty-five (35) per cent of the area: of an interior lot 'or forty. (40) per cent of <br /> the area of a corner lot. <br /> (4) SETBACK REQUIREMENTS <br /> (a) Setback from lot line or highway right-of-way shall conform to the provisions <br /> of Section 10.17. <br /> (5) SIDE YARD REQUIREMENTS <br /> (a) The minimum width of any side ;yard shall he ten (10) feet. _ <br /> (6) REAR YARD REQUIREMENTS - <br /> (a) The minimum depth of any rear yard shall be -twenty-five (25) feet. <br /> 10.071 R-3A RESIDENCE DISTRICT <br /> (1) USES. PERMITTED <br /> (a) All uses permitted in the R-1 Residence District. <br /> (b) Duplexes. • <br /> (2) BUILDING HEIGHT LIMIT ' , <br /> (a) The building height limitation shall be the same as for the R-1 Residence District. <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands where public sewer. is not available: <br /> 1,. For Single family dwellinga the lot width and area shall be the same as for the <br /> R-3 Residence District. <br /> 2. For duplexes the lot width and area shall be the same as for the R-2 'Residence <br /> District. <br /> (b) For plats and where public sewer is available: <br /> 1. For single family dwellings the lot width and area shall be the same as for the <br /> R-3 Residence District. ' <br /> 2.
