<br /> (i) Non-residential ,buildings or structure~ accessory to any permitted use.
<br /> (j) Residential or housing -facilities for persons employed_ on the'premises.
<br /> (k) Improvement of water Courses and bodies of water.
<br /> (2) CONDITIONAL USES PERMITTED IN THE CO-1 CONSERVANCY DISTRICT.
<br /> (a) If the land is privately ;owned,. those uses enumerated in 10.155 (1) (h).. •
<br /> (3) USES PROl.IBITED •
<br /> (a) If the land is_ privately -owned, 'any filling of,marsh land, removal of top soil
<br /> or damming of any .water course unless .ap_proved by-the- zoning zoning committee after public
<br /> - hearing. -
<br /> 10.16 GENERAL PROVISIONS AND EXCEPTIONS
<br /> (1) USE
<br /> (a) Except as ,otherwise expressly provided, any use, listed as a .permitted use in
<br /> any district shall be construed as: a prohibited use in a more restricted district.
<br /> '(b) The following uses shall be permitted in the districts specified when such .
<br /> uses do not alter the character of the premises in respect to their use -for the
<br /> purposes- permitted in such district:
<br /> 1. In any district, real estate offices .and signs advertising property for sale
<br /> .fora period not to exceed one year.
<br /> 2. In any district, temporary buildings and the temporary storage of materials and
<br /> equipment incidental to the construction of buildings of the premises, for a period
<br /> not to' exceed one year. ..
<br /> 3. In the RH-1 and I3-1, Districts, separate accessory buildings maybe used for the
<br /> housing .of. servants 'or' the accomodation Of guests of the owner or occupant.
<br /> 4. In any 'district 'where lands are used for farm and garden purposes, separate
<br /> accessory buildings may be used for the regular or temporary •housing ,o.f. farm
<br /> labor, or a separate building may be provided for the family of a farm' manager or
<br /> laborer.
<br /> 5. In any district, while residential- construction is in progress, the owner or
<br /> builder may occupy, a .house trailer on the premises for a •,period. nat'. to exceed .six
<br /> (6) months: prior to 'commencemen't of such construction and "for such period there-
<br /> after as may be reasonably necessary. for completion thereof.
<br /> (2) HEIGHT
<br /> (a). Hospitals, .:churches, schools, radio transmission towers, water towers, chimneys,
<br /> spires, pent houses, cupolas, silo , windmills and similar structures may be erected
<br /> to a height greater than .the maximum permitted in the district. in which they are
<br /> located; provided, however; that no part-of such structure above the .height limit
<br /> Shall -be used for residential purposes.
<br /> .(3) AREA, FRONTAGE ANI) POPULATION DENSITY •
<br /> •
<br /> (a) Any lot 'or parcel shown en a-recorded subdivision, plat or :assessor's plat, or
<br /> conveyance recorded in the office of the register of deeds for.Dane County prior to
<br /> the adoption of this ordinance', may be used as a building site, or f.or.- any purpose.
<br /> permitted in this ordinance, even though such. lot• or parcel does not conform to the
<br /> minimum •frontage or .area requirements of the district in which it :is located, provided,
<br /> however, that no multiple- family, dwelling or residential unit in combination with
<br /> some other use., shall be erected, altered or converted in use on lots.having a width
<br /> of less than fifty '(50) feet. '
<br /> (b)• Any lot Or -parcel shown one. recorded subdivision, plat or assessor's plat, or'
<br /> conveyance and recorded in the office of the register of deeds for Dane County prior
<br /> to the adoption'of this ordinance, may be increased in size by the .addition "of all
<br /> or part .of the adjoining- lots or parcels 'and.su.ch resulting lots Or parcel may be
