SECTION 10.16 <br /> used for any purpose permitted in the district in which it is located although by such <br /> addition such lots or parcels do not reach the minimum area or frontage required in <br /> such district; provided, however, that subsequent to such addition, the side yard,' <br /> open space and percentage of 'occupancy provisions for lots of the resulting size <br /> shall .apply; and prodide.d further, that after buildings have been erected on such - <br /> lots or. parcels their area or width, shall not thereafter he reduced, except in .con- <br /> formit;y -to the provisions of this ordinance. <br /> (4) SETBACK <br /> (a) The setback of buildings for uses designated in Section 10.05 (1) (f), (g) and <br /> (h) shall be not less than fifty (50) feet; and for uses designated in Section 10.12 <br /> (1) (g) the minimum setback shall be seventy-five (75) feet. <br /> (b) In no district shall any part of the building project into any setback area ex- <br /> cept chimneys, steps, open porches not covered or enclosed and not more than two (2) <br /> feet above grade. <br /> (c) In districts in which service stations are permitted, pumps and pump islands may <br /> be located within the setback line,, but not closer to the lot line or highway right; <br /> of way line than twelve (12) feet. On corner lots no pump or pump island shall -be <br /> closer to either street or highway than twelve (12) feet. <br /> (d) In case of interior lots having frontage on two streets, no accessory building <br /> shall extend into the setback area of either street. <br /> (e) When the side line of an interior lot is formed wholly or in part by the rear <br /> line of an abutting corner lot and the street side yard for the main building is less <br /> than the setback for the main building facing such street, the setback for the build- <br /> ing on such interior lot may be modified so as to' be midway between the side yard <br /> for the' building on the corner lot and the setback for such street. <br /> (f) In platted subdivisions recorded before the adoption of this ordinance where a <br /> building line shall have been established by the construction of buildings on <br /> thirty (30) per cent of the lots in any one block, such established setback line <br /> shall be the setback for such. block, but in no event shall such setback be less than <br /> twenty (20) .feet. <br /> • <br /> (g) No existing building, erected prior to the adoption of this ordinance, which <br /> projects into the setback area, shall be moved,- structurally altered or added to so <br /> as to increase that part of the building projecting into the setback area. This pro- <br /> vision shall not 'be construed to prohibit additions or alterations which. conform to <br /> the setback requirements. <br /> (5) SIDE YARDS <br /> (a) Lots of non-conforming width: <br /> 1.. On lots fifty (50) feet or more in width but less than sixty (60) feet, the <br /> minimum- aggregate side yards shall be fifteen (15) feet and no single side yard <br /> shall be less than five (5) feet. <br /> 2. On lots less than fifty (50) feet in width the minimum side yard on each side <br /> shall be five (5) feet. <br /> (b) Corner Lots: <br /> 1. When the long side of a corner lot is formed by a Class A, B or C highway the <br /> side yard on such street shall conform to the setback requirements for such highway. <br /> 2. When the long side of a corner lot is formed by a Class D or E highway the side <br /> yard for such street shall be not less than one-fifth of the width of the lot, but . • <br /> in no event less than ten (10) feet. The ten (10) foot minimum shall apply only on <br /> lots fifty (50) feet or less in width. <br /> (c) Side Yards for Special Uses: <br /> 1. Side yards for uses designated in Section 10.05 (1) (f), (g) and (h) shall be <br /> - C - <br />
