SECTION 10.071 10.071 <br /> r,.1; <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands, where public sewer is not available, the lot area shall be <br /> determined by percolation test according to formulas of the state board of health, <br /> • but no such lot or building site shall have a width of less than sixty (60) feet <br /> or an area of less than eight thousand (8,000) square feet. <br /> (b) For plats, or for unplatted lands where public sewer is available, the minimum <br /> lot width shall be sixty (60) feet and the minimum area shall be eight thousand' • <br /> (8,000) square feet. <br /> . (c) No building, together with its accessory buildings, shall occupy in excess of <br /> thirty-five (35) per cent of the area. of an interior lot or forty. '(40) per cent of <br /> the area of a corner lot. <br /> (4) SETBACK REQUIREMENTS <br /> (a).
