(g) Rooming and boarding houses. <br /> (h) Schools and educational facilities that are privately owned and operated for <br /> profit. Instructional activities shall take place within a building. <br /> (2) CONDITIONAL USES PERMITTED IN THE B-1 LOCAL BUSINESS DISTRICT <br /> (a) Single family residences, duplexes, multi-family residences. <br /> (b) Banks, offices and office buildings providing more than two floors of office space. <br /> (c) Motels, hotels, taverns, funeral homes and drive-in establishments. In addition <br /> to the standards established in 10.255 (2) (g) the following additional standards <br /> shall apply to drive-in establishments. <br /> 1. In addition to the standards and conditions set forth in Section (4) (g) , no <br /> application for a drive-in establishment conditional use permit shall be granted <br /> by the Committee unless the Committee shall find that all of the following condi- <br /> tions are met: <br /> a. The Committee shall consider the number, density and proximity of other drive- <br /> in establishments in the area to determine whether the needs of the community <br /> are being adequately provided for. <br /> b. Maintenance of the property in a clean and sanitary condition free from debris. <br /> c. All trash, waste materials and obsolete parts shall be stored within a se- <br /> parate enclosure or enclosures, impervious to sight behind the principal struc- <br /> ture and such storage enclosure shall be maintained in a clean and sanitary con- <br /> dition. <br /> d. All activity necessary for or incidental to the operation of a drive-in esta- <br /> blishment shall be conducted entirely within the building or within the auto- <br /> mobile with the following exceptions: <br /> i. Emergency services and tire changing. <br /> ii. Dispensing of gasoline and other motor vehicle fuels and those minor <br /> services which are customarily performed where dispensing gasoline. <br /> iii. Drive-in restaurant, outdoor patio eating where tables are furnished. <br /> e. All new and used materials, goods, merchndise, parts or supplies except those <br /> necessary for the minor service functions customarily performed while dispensing <br /> gasoline shall be kept or stored or displayed entirely within the building or <br /> within the trash and waste material enclosure or enclosures. <br /> f. Any illimination provided shall be installed and maintained in a manner so as <br /> to preclude the reflection or glare onto adjoining premises used for residen- <br /> tial purposes or in any way to impede highway safety. <br /> g. Open dead storage of junk or inoperable motor vehicles or vehicles without a <br /> valid license in excess of one business day shall not be permitted. <br /> (d) Hospitals, nursing homes, convalescent centers, extended care facilities. <br /> (e) Mobile home parks, subject to special conditions as provided for in 10.08 (9) . <br /> (3) BUILDING HEIGHT LIMIT <br /> (a) For business buildings, including offices, the maximum building height shall be <br /> four (4) stories, provided however that any building that provides more than 2 <br /> stories devoted to office space, a conditional use permit shall be required. <br /> (b) Lots or building sites for residential purposes or for combined business and re- <br /> sidential uses shall comply with the requirements of the R-4 Residence District. <br /> (4) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For buildings or sites to be used exclusively for buiness purposes, no minimum <br /> lot width or area limitations. No such building shall occupy in excess of forty <br /> (40) percent of the area of an interior or corner lot. <br /> (b) Lots or buildings sites for residential purposes or for combined business and re- <br /> sidential uses shall comply with the requirements of the R-4 Residence District. <br /> - 16 - <br /> • <br />
