Section 10.05 • R-1 Residence District
<br /> 10 05 R-1 RESIDENCE DISTRICT
<br /> (I) Uses Permitted
<br /> (a) Single family detached dwellings.
<br /> • (h) Gardening, including truck gardens, nurseries and greenhouses, but not including the
<br /> raising or keeping of poultry, livestock, bees or fur bearing animals, including rabbits, except
<br /> as otherwise herein provided.
<br /> (c) Munici paul buildings, except buildings for the repair or storage of road building or main-
<br /> tenance machinery.
<br /> (d) Telephone, telegraph and power transmission lines, water, gas and sewer lines; any
<br /> building or stru ture accessory to the operation of such lines, including electric transformer
<br /> stations, telephone exchanges, pumpingstations and the like.
<br /> (e) Public parks, golf courses, tennis courts, archery ranges.
<br /> (f) Churches and schools, colleges and universities conducted not for profit, but not including
<br /> private music, dancing, business or vocational schools.
<br /> (g) Institutions of a charitable or philanthropic nature, hospitals, clinics and sanatoria,
<br /> except contagious hospitals hn d insane asylums.
<br /> (1a) Libraries, museums and community buildings, private clubs and fraternities, except those
<br /> :vb e e principal activity is a service customarily carried on as a business, and except also
<br /> riding, clubs.
<br /> • (i) Home occupations.
<br /> (j) ^.ccessory buildings, including private garages and buildings clearly incidental to the
<br /> residential use of the property; provided, however, that no accessory building may be used as a
<br /> separate dwelling unit. •
<br /> (k) Signs and other advertising media as follows:
<br /> 1. To advertise a customary home occupation or professional office, provided that such sign
<br /> shall be attached to the building and shall not exceed two (2) square feet in gross area
<br /> 2. To advertise the sale, rent, lease or trade of the property on which the sign is placed,
<br /> provided that no such sign shall exceed six (6) square feet in gross area, except in subdivi-
<br /> sions or unplattcd lands newly opened for sale, or subdivisions or unplatted lands where the
<br /> density of construction does not exceed an average of one building for each two hundred (200)
<br /> feet of frontage, such latter sign shall not exceed one hundred (100) square feet in gross area.
<br /> 3. To advertise that the site on which the sign is located is the location of a future church,
<br /> school, library, club or the like.
<br /> 1. Tablet, insciption, emblem or bulletin board for churches, schools, clubs, religious or
<br /> charitable insitutions.
<br /> (k) Cemeteries, when they comply with the provisions of Section 157.06 of the statutes.
<br /> (2) Building Height Limit
<br /> (a) l;uildings hereafter erected or structurallyaltered shall not exceed two and one-half (21/2)
<br /> • stories or thirty-five (35) feet in height.
