Side Yard Requirements <br /> (a) The minimum width of any side yard shall be ten (10) feet. <br /> (6) Rear Yard Requirements <br /> (a) The minimum depth of any rear yard shall be thirty-five•(35) feet. <br /> 10.07 R-3 RESIDENCE DISTRICT ¢ <br /> (1). Uses Permitted: . <br /> (a) All uses permitted in the R-1 Residence District. <br /> (2) Building Height Limit <br /> (a) The height limitation shall be the same as for the R-1 Residence District. <br /> (3) Area, Frontage and Population Density Regulations <br /> (a) For unplatted lands, where public sewer.is not available, the lot area shall be determined <br /> by percolation 'tests according to folmulas of the state board of health, but no such lot or building <br /> site shall have a width of less than sixty (60) feet or an area of less than eight thousand (8,000) <br /> sqaure feet. <br /> (b) For plats, or for unplatted:lands where public sewer is available, the minimum lot width <br /> shall be sixty (60) feet and the minimum area shall be eight thousand (8,000) square feet. ! _ <br /> (c) No building, together with its accessory buildings, shall occupy in excess of thirty-five <br /> (35) per cent of the area of an interior lot or forty (40) per cent of the area of a corner lot. • <br /> (4) Setback Requirements <br /> (a) Setback from front lot line or highway right of way shall conform to the provisions of <br /> Section 10.17_ <br /> (5) Side Yard Requirements <br /> (a) The minimum width of any side yard shall be ten (10) feet. <br /> (6) Rear Yard Requirements <br /> (a) The minimum depth of any rear yard shall be twenty-five (25) feet.
