R-4 Residence District Section 10.08 <br /> (2) Building Height Limit <br /> (a) For single family dwellings and duplexes the maximum building height shall be two and <br /> one-half(2'n) stories or thirty-five (35) feet. <br /> (b) For apartments the maximum buildingheight shall be four (4) stories. <br /> (3) Area, Frontage and Population Density Regulations <br /> (a) For unplatted lands where public sewer is not available: <br /> 1. For single family dwellings the minimum lot area shall be determined by percolation tests <br /> according to formulas of the state board of health, but no such lot or building site shall have a <br /> width of less than sixty (60) feet or an area of less than eight thousand (8,000) square feet. <br /> 2. For multiple family dwellings, apartment houses and apartment house complexes, the min- <br /> imum lot area shall be determined by percolation tests according to formulas of the state board of <br /> health, but no such lot or building site shall have a width of less than sixty (60) feet or an <br /> area of less than five thousand (5,000) square feet per dwelling unit. <br /> (b) For plats and unplatted lands where public sewer is available: <br /> 1. or single family dwellings the minimum lot width shall be sixty (60) feet and the minimum <br /> lot area shall be eight thousand (8,000) square feet. <br /> 2. For duplexes the minimum lot width shall be sixty (60) feet and the minimum lot area <br /> shall he eight thousand (3,000) square feet. <br /> 3. For multiple family dwellings,a artment houses and apartment house complexes containing <br /> efficiency or one bedroom apartnlentsm the minimum lot width shall be sixty (60) feet and the <br /> minimum lot area shall be two thousand (2,000) square feet per unit. <br /> 4. For multiple family dwellings,apartment houses and apartment house complexes containing <br /> two bedroom apartments the minimum lot width shall be sixty (60) feet and the minimum area two <br /> thousand(2,000) square feet per unit.. <br /> 5. For multiple family dwellin gs,apartment houses and a artment house complexes containing <br /> a partments of more than two bedrooms the minimum lot width shall be sixty (60) feet and the <br /> minimum lot area shall be two thousand two hundred fifty (2,250)square feet per unit. <br /> 6. If apartment houses or apartment house complexes contain a mixture of one, two or more <br /> than two bedrooms then the lot area shall be prorated. <br /> 7..
