SECTIONS 10.07; 10.071 <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands, where public sewer is not available, the lot area shall <br /> be determined by percolation test according to formulas of the state board <br /> of health, but not such lot or building site shall have a width of less <br /> than sixty (60) feet or an area of less than eight thousand (8,000) square <br /> feet. <br /> (b) For plats, or for unplatted lands where public sewer is available, the minimum <br /> lot width shall be sixty (60) feet and the minimum area shall be eight thousand <br /> (8,000) square feet. <br /> (c) No building, together with its accessory buildings, shall occupy in excess of <br /> thirty-five (35) per cent of the area of an interior lot or forty (40) per cent <br /> of the area of a corner lot. <br /> (4) SETBACK REQUIREMENTS <br /> (a) Setback from lot line or highway right-of-way shall conform to the provisions <br /> of Section 10.17. <br /> (5) SIDE YARD REQUIREMENTS <br /> (a) The minimum width of any`side yard shall be ten (10) feet. <br /> (6) REAR YARD REQUIREMENTS <br /> (a) The minimum depth of any rear yard shall be twenty-five (25) feet. <br /> 10.071 R-3A RESIDENCE DISTRICT <br /> (1) USES PERMITTED <br /> (a) All uses permitted in the R-1 Residence District. <br /> (b) Duplexes <br /> (2) BUILDING HEIGHT LIMIT <br /> (a) The building height limitation shall be the same as for the R-1 Residence <br /> District. <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> (a) For unplatted lands where public sewer is not available: <br /> 1. For Single family dwellings the lot width and area shall be the same as <br /> for the R-3 Residence District. <br /> 2.
