SECTION 10.071; 10.08 <br /> Residence District. <br /> (b) For plats and where public sewer is available: <br /> 1.For single family dwellings the lot width and area shall be the <br /> same as for the R-3 Residence District. <br /> 2.For duplexes the lot width and area shall be the same as for the <br /> R-2 Residence Districts <br /> (c) No building, together with its accessory buildings, shall occupy in excess <br /> of thirty-five (35) per cent of an interior lot or forty (40) per cent of <br /> a corner lot. <br /> (4) SETBACK REQUIREMENTS <br /> (a) Setback from front lot line or highway right-of-way shall conform to pro- <br /> visions of Section 10.17. <br /> (5) SIDE YARD REQUIREMENTS <br /> (a) The minimum width of any side yard shall be ten (10) feet. <br /> (6) REAR YARD REQUIREMENTS <br /> (a) The minimum depth of any rear yard shall be twnety-five (25) feet. <br /> 10.08 R-!s RESIDENCE DISTRICT <br /> (1) USES PERMITTED <br /> (a) All uses permitted in the R-1 Residence District. <br /> (b) Duplexes, multiple family dwellings, apartment houses, apartment house <br /> complexes, condominium apartments. <br /> (c) Mobile Home Parks, subject to the provisions of 10.25 (4) Application for <br /> Approval of Site. <br /> (d) Nursing homes, convalescent homes or extended care facilities provided that <br /> such buildings be located not less than 50 feet from any lot in a residence <br /> district. Subject to the provisions of 10.25 (4) Application for Approval <br /> of Site. <br /> (2) BUILDING HEIGHT LIMIT <br /> (a) For single family dwellings and duplexes the maximum building height shall <br /> be two and one-half (21/2) stories or thirty-five (35) feet. <br /> - 13 - <br />
