Section 10011 B-1 Local Business District 4. Warehouses and truck terminals, except warehouses accessory to a retail business conducted on the premises. 5. Woodworking or machine shops, sheet metal or tin shops, furnace works and the like. 6. Commercial production of eggs; chicken hatcheries; commercial fattening of stock add poultry far market. 7. Slaughterhouses, including the slaughtering of poultry, except as incidental to retail sale. 8. Dog kennels, for the breeding, raising, sale or boarding of dogs; veterinary hos- ' pitals. (d) Amusements places, except roller slating rinks and shooting galleries. (e) Tourist and trailer camps, motels, service stations, taverns and funeral par- lors, providing that the zoning committee, after public hearing, 'shall determine that the proposed site is suitable for the intended use. (f) Any processing or treatment incidental to the conduct of a -retail business con- ducted on the premises, such as grinding, mixing, packaging, but not inoluding the manufacture of the article sold. (g) signs, 'billboards and other advertising media, advertising the business con- ducted or goods for sale on the premises on which the sign is located. (h) Outdoor theaters, provided that the zoning committee, after public hearing, shall report. to the county board with its,recommendations, and the county board shall determine that the proposed site is•suitable for the intended use. (2).'Building Height Limit. (a) Buildings hereafter erected or structurally altered or moved shall not ex- ceed thirty-five- (35) feet or two and one:-half (2%Z) stories in height. (3) Area, Frontage and Population Density Regulations, (a) For buildings or sites to be used exclusively.for business purposes, no mini- mum lot width of area limitations. No such building shall odcupy in excess of sixty (60) per cent of the area of either an interior or corner lot. (b) Lots or sites fOr residential purposes; either for single or multiple family dwelling, or for.combined residential,and business purposes, shall provide minimum width of sixty (60) feet and a minimum area of seven thousand two hundred (7,200) square feet; provided, however, that for multiple family dwellings, or for buildings combining business uses with accomodations'for more than one family. -the minimum lot area shall be three thousand .(3,000) sq. re feet per family. (c) Buildings to be used for combined business and residential purposes shall occupy not more than sixty (60) per cent of the area of either an interior or corner lot; provided, however, that the portion of such buildings used for residential pur- poses, whether on the same floor as the business part of the building, or wholly or partially on an upper floor, shall occupy not more than forty (40) per cent of, the lot area. (4) Setback Requirements. (a) Setback from front_lot line or 'highway right of way shall comply with the pro- visisions of Section 10. 17. (5) Side Yard Requirements. (a) For buildingsto be used exclusively for business purposes no side yard shall be required on interior lots. On corner lots the side yard on .the'side facing the side street shall comply with the requirements of Section 10.16 (5)(b). (b) For residential buildings, or buildings to be used for combined residential and business purposes, the side yard shall,be the same as in the R-4 Residence District. -62- •
