SECTION 10.05 <br />accessory building may be used as a separate dwelling unit. <br />(k) Cemeteries, when they comply with the provisions of Section 157.06 of the <br />Statutes. <br />(2 ) BUILDING HEIGHT LIMIT <br />(a) Buildings hereafter erected or structurally altered shall not exceed two and <br />one -half (23�) stories or thirty -five (35) feet in height. <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br />(a) For unplatted lands, where public sewer is not available, the lot area shall <br />be determined by percolation test according to formulas of the state board of <br />health, but no such lot or building site shall have a width of less than one <br />hundred (100) feet or area of less than fifteen thousand (15,000) square feet. <br />(b) For plats, or unplatted lands where public sewer is available, the minimum <br />lot width shall be one hundred (100) feet and the minimum area fifteen <br />thousand (15,000) square feet. <br />(c) No building, together with its accessory buildings, shall occupy in excess <br />of thirty (30) per cent of the area of'an interiar lot or thirty -five (35) <br />per cent of the area of a corner lot. <br />(4) SETBACK REQUIREMENTS <br />(a) Setback from front lot line or highway right -of -way shall conform to the <br />requirements of Section 10.17. <br />(5) SIDE YARD REQUIREMENTS <br />(a) There shall be side yards in the aggregate of not less than twenty -five (25) <br />feet and no single side yard shall be less than ten (10) feet. <br />(6) REAR YARD REQUIREMENTS <br />(a) The minimum depth of any rear yard shall be fifty (50) feet. <br />10 - <br />
