SECTION 10.06; 10.07 <br />10.06 R -2 RESIDENCE DISTRICT <br />(1) USES Ple=TTED <br />(a) All uses permitted in the R -1 Residence District. <br />(2) BUILDING HEIGHT L=T <br />(a) The height limitation shall be the same as for.the.R -1 Residence District. <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br />(a) For unplatted lands, iahere public sewer is not available, the minimum lot <br />area shall be determined by percolation test according to formulas of the <br />state board of health, but no such lot.or building site shall have a width <br />of less than seventy -five (75) feet or an area of less than ten thousand <br />(10,000) square feet. <br />(b) For plats, or for unplatted lands where public sewer is available, the <br />minimum lot width shall be seventy -five (75) feet and-the minimum area ten <br />thousand (10,000) square feet. <br />(c) No building, together with its accessory buildings, shall occupy in excess <br />of thirty -five (35) per cent of the area of:an interior lot or forty (40) <br />per cent of the area of a corner lot. <br />(4) SETBACK REQUIREMENTS <br />(a) Setback from front lot line or highway right of way shall conform to the <br />requirements of Section 10.17. <br />(5) SIDE YARD REQUIREMENTS <br />(a) The minimum width of any side yard shall be ten (10) feet. <br />(6 ) REAR YARD REQUIREMENTS <br />(a) The minimum depth of .any rear yard shall be thirty -five (35) feet. <br />10.07 R -3 RESIDENCE DISTRICT <br />(1) USES PERMITTED <br />(a) All uses permitted in the R -1 Residence District. <br />(2 ) BUILDING HEIGHT LMT <br />(a) The height limitation shall be the same as for the R -1 Residence District. <br />WIPW <br />
