SECTIONS 10.07; 10.071 <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br />(a) For unplatted lands, where public sewer is not available, the lot area shall <br />be determined by percolation test according to formulas of the state board <br />of health, but not such lot or building site shall have a width of less <br />tha n sixty (60) feet or an area of less than eight thousand (8,000) square <br />feet. <br />(b) For plats, or for unplatted lands where public sewer is available, the minimum <br />lot width shall be sixty (60) feet and the minimum area shall be eight thousand <br />(8,000) square feet. <br />(c) No building, together with its accessory buildings, shall occupy in excess of <br />thirty -five (35) per cent of the area of an interior lot or forty (40) per cent <br />of the area of a corner lot. <br />(4) SETBACK REQUIREMENTS <br />(a) Setback from lot line or highway right -of -way shall conform to the provisions <br />of Section 10.17. <br />(5) SIDE YARD REQUIREMENTS <br />(a) The minimum width of any side yard shall be ten (10) feet. <br />(6) REAR YARD REQUIREMENTS <br />(a) The minimum depth of any rear yard shall be twenty -five (25) feet. <br />10.071 R -3A RESIDENCE DISTRICT <br />(1) USES PER ITTED <br />(a) All uses permitted in the R -1 Residence District. <br />(b) Duplexes <br />(2) BUILDING HEIGHT LIMIT <br />(a) The building height limitation shall be the same as for the R -1 Residence <br />District. <br />(3) AREL, FRONTAGE AND POPULATION DENSITY REGULATIONS <br />(a) For unplatted lands where public sewer is not available: <br />1. For Single family dwellings the lot width and area shall be the same as <br />for the R -3 Residence District. <br />2.
