SECTION 10.25 <br />proof of change of conditions found to be valid by the Zoning Committee. <br />(i) Revocation: In any case where a proposed use, under Subsection 10.25 (4) <br />of trils ordinance, has not been instituted within one year after the date <br />of approval of the application, without further action by the Zoning Com- <br />mittee, the approval shall be null and void. <br />(5) Certificate of Compliance <br />(a) No building or addition thereto, constructed after the effective date of <br />this ordinance and no addition to a previously existing building- shall be <br />occupied, except accessory buildings used exclusively for farming or agri- <br />cultural purposes and no land vacant except that used exclusively for farming; <br />or agricultural purposes on the effective day of this ordinance shall be <br />used for any purpose until a certificate of compliance has been issued by <br />the County Zoning Supirvisor. Every certificate of compliance shall state <br />the use and occupancy and the location of the building or buildings or use <br />of land complies with all of the provisions of this ordinance. <br />(b) Every application for a building permit shall be considered to be an ap- <br />plication for a certificate of compliance. <br />(c) An application for a certificate of compliance for a new use or a change in <br />use of land or a building shall be made directly to the Zoning Supervisor. <br />(d) No certificate of compliance for a building or addition thereto, constructed <br />after the effective date of this ordinance shall be issued until construction <br />has been substantially completed and the premises inspected and .certified <br />by the Zoning Supervisor to be in conformity with the specifications on which <br />the permit was issued. The Zoning Supervisor may establish rules by which <br />a temporary certificate of compliance may be issued for a part of a building. <br />(e) Any person, firm or corporation having a legal or equitable interest in a <br />property which is non - conforming as to use or building location may request <br />a certificate of compliance. Said applicant shall present documentary proof <br />that said use was a permitted use at the time it originated or that the <br />building had been erected prior to the adoption of this ordinance.and was <br />made non - conforming by the adoption of this ordinance or amendment thereto. <br />After certifying that the use of building or land are in fact non - conforming <br />the Zoning Supervisor shall issue a certificate of compliance stating the <br />use in question or the location of buildings and the zoning of the property. <br />(f) Fees <br />1. For certificates of compliance issued under (b) or (d) above, or if the <br />building had been erected since the adoption of the zoning ordinance <br />and a permit issued by the Zoning Supervisor to cover same, no additional <br />fee shall be charged. <br />2. For certificates of compliance issued under (c) or (e) above, a fee of <br />five dollars ($5.00) shall be charged. <br />(6 ) PENALTIES <br />(a) Any person or persons, firm, .company, or corporation, either owner or oc- <br />cupant of the premises, who violates, disobeys, omits, neglects or refuses <br />to comply with or resists the enforcement of any of the provisions of this <br />- 41 - <br />
