SECTION 10.11 B -1 LOCAL BUSINESS-aISTRICT <br />(a) All uses permitted in the R -4 Residence District. <br />(b) Rooming houses, boarding houses and motels. <br />(c) Retail business and service.uses except the following: <br />1. Bakeries, printing plants, laundries -and similar uses employing more <br />than four (4) persons in production. <br />2. Automobile repair shops; automobile wrecking; the selling of used auto - <br />mobile parts, junk yards. <br />3. Coal and lumber yards, contractors' storage yards and sheds, and the <br />storage of machinery and equipment used in a business.not permitted in this. <br />district. <br />4. Warehouses and truck terminals, except warehouses accessory to A retail <br />business conducted on the premises. <br />5. Woodworking or machine shops, sheet metal or tin shops, furnace works <br />and the like. - <br />6. Commercial production of eggs, chicken hatcheries, commercial- fattening <br />of stock and poultry for market. <br />7-Slaughter houses;, including the slaughtering of poultry, except as inci- <br />dental to retail sale. <br />0. Dog kennels, for the'breeding, raising, sale or boarding of dogs; <br />veterinary hospitals. <br />- (d) Amusement places, except roller skating rinks and shooting galleries; <br />provided, however, that go -cart driving courses, kiddie rides and similar <br />amusement concessions be subject to the.provisions of 10.25 (4), Application <br />for Approval of Site. <br />(e) Tourist camps, trailer courts; motels, taverns, mobile home parks, <br />service stations, funeral. parlors and the drive -in type of root beer and eating <br />stands, subject to the provisions of 10.25 (4), Application for Approval of Site. <br />(f) Any processing or treatment incidental to the conduct of a retail <br />business conducted on the premises,.such as grinding, mixing,.packaging, but <br />not including the manufacture of the article sold. <br />(g) Signs, billboards and'other advertising media advertising the business <br />conducted or goods for-sale on the premises on which the sign is located; <br />directory signs. <br />(h) Outdoor theaters; subject to the provisions of 10.25 (4), Application <br />for Approval of Site; provided that the Zoning Committee, after public hearing, <br />shall report to the County Board with its recommendations. <br />(2) BUILDING HEIGHT LIMIT: <br />(a) For residential buildings, or buildings containing residential and <br />business uses, the building height shall be the same as for the R -4 Residence <br />District. <br />(b) For business buildings, including offices, the maximum building height <br />shall be four (4) stories. <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS: <br />(a) For buildings or sites to be used exclusively for business purposes, no <br />minimum lot width of area limitations. No such building shall occupy in excess <br />of sixty (60) per cent of the area of an interior or corner lot. <br />19 <br />
