SECTION 10.11 B -1 LOCAL BUSINESS-aISTRICT (a) All uses permitted in the R -4 Residence District. (b) Rooming houses, boarding houses and motels. (c) Retail business and service.uses except the following: 1. Bakeries, printing plants, laundries -and similar uses employing more than four (4) persons in production. 2. Automobile repair shops; automobile wrecking; the selling of used auto - mobile parts, junk yards. 3. Coal and lumber yards, contractors' storage yards and sheds, and the storage of machinery and equipment used in a business.not permitted in this. district. 4. Warehouses and truck terminals, except warehouses accessory to A retail business conducted on the premises. 5. Woodworking or machine shops, sheet metal or tin shops, furnace works and the like. - 6. Commercial production of eggs, chicken hatcheries, commercial- fattening of stock and poultry for market. 7-Slaughter houses;, including the slaughtering of poultry, except as inci- dental to retail sale. 0. Dog kennels, for the'breeding, raising, sale or boarding of dogs; veterinary hospitals. - (d) Amusement places, except roller skating rinks and shooting galleries; provided, however, that go -cart driving courses, kiddie rides and similar amusement concessions be subject to the.provisions of 10.25 (4), Application for Approval of Site. (e) Tourist camps, trailer courts; motels, taverns, mobile home parks, service stations, funeral. parlors and the drive -in type of root beer and eating stands, subject to the provisions of 10.25 (4), Application for Approval of Site. (f) Any processing or treatment incidental to the conduct of a retail business conducted on the premises,.such as grinding, mixing,.packaging, but not including the manufacture of the article sold. (g) Signs, billboards and'other advertising media advertising the business conducted or goods for-sale on the premises on which the sign is located; directory signs. (h) Outdoor theaters; subject to the provisions of 10.25 (4), Application for Approval of Site; provided that the Zoning Committee, after public hearing, shall report to the County Board with its recommendations. (2) BUILDING HEIGHT LIMIT: (a) For residential buildings, or buildings containing residential and business uses, the building height shall be the same as for the R -4 Residence District. (b) For business buildings, including offices, the maximum building height shall be four (4) stories. (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS: (a) For buildings or sites to be used exclusively for business purposes, no minimum lot width of area limitations. No such building shall occupy in excess of sixty (60) per cent of the area of an interior or corner lot. 19
