SECTION 10.16 GENERAL PROVISIONS the setback for the building on such interior lot-may be modified so as to be midway between the side yard for the building on the corner lot and the setback for such street. .(f) In platted subdivisions recorded before the adoption of this ordin- ance where a building line shall have been establised by the construction of buildings on thirty (30) per cent of the lots in any one block, such estab- lished setback line shall be the setback for such block, but in no event shall such setback be less than twenty (20) feet. (g) No existing building, erected prior to the adoption of this ordinance, which projects into the setback area, shall be moved, structurally altered or added to so as to increase that part of the building projecting into the setback area. This provision shall not be construed to prohibit additions or alterations which conform to the setback requirements.- (5) SIDE YARDS (a) Lots of non - conforming width: 1. On lots fifty (50) feet or more in width but less than sixty (60) feet, the minimum aggregate side yards shall be fifteen (15) feet and no single side yard shall be less than five (5) feet. 2. On lots less than fifty (50) feet in width the minimum side yard on each side shall be five (5) feet. (b) Corner Lots: 1. When the long side of a corner lot is formed by a Class A, B or C high- way the side yard on such street shall conform to the setback requirements for such highway. , 2. When the long side of a corner lot is formed by a Class D or E highway the side yard for such street shall be not less than one -fifth of the width of the lot, but in no event less than ten (10) feet. The ten (10) foot minimum shall apply only on lots fifty (50) feet or less in width. (c) Side Yards for Special Uses: 1. Side yards for uses designated in Section 10.05 (1)(f), (g) and (h) shall be not less than fifty (50) feet on each side of the building and for uses designated in Section 10.12 (1)(g) the minimum side yard on each side shall be seventy -five (75) feet; provided that when.such building is located on a corner lot the side yard on the side toward the side street may be re- duced by twenty -five (25) feet but not below the required setback for such street. (6 ) REAR YARDS (a) Location of accessory buildings in rear yards. 1. On interior lots sixty (60) feet or more in width no accessory building shall be erected, moved or added to so as to be nearer than four (4) feet to the side lot line or rear lot line. 2.
