(2) Building Height Limit.

<br />(a) There shall be a side yard on each side of the building or buildings
<br />of not less than ten (10) feet; provided, however, that for uses designated
<br />in subsection (1) (e) hereof there shall be an additional side yard of one )
<br />foot for each person for whom accommodations are provided outside (1of
<br />members of the family and employees of the owner or occupant.
<br />(6) Rear Yard Requirements.
<br />(a) The minimum depth of any rear yard shall be twenty -five (25) feet.
<br />(7) Off-Street Parking.
<br />(a) Off -street parking shall be provided as required by Section 10.18.
<br />10.11 B -1 LOCAL BUSINESS DISTRICT.
<br />(1) Uses Permitted.
<br />(a) All uses permitted in the R -4 Residence District.
<br />(b) Rooming houses, boarding houses and hotels.
<br />(c) Retail business and service uses, except the following:
<br />1. Bakeries, printing plants, laundries and similar uses employing more
<br />than four (4) persons in production.
<br />2. Automobile repair shops automobile wrecking, the selli ng of used
<br />automobile parts, and junk yams. n
<br />3. Coal and lumber yards, contractors" storage yards or sheds, and
<br />storage of machinery and equipment used in a business not permitted in
<br />this district.
<br />4. Warehouses and truck terminals, except warehouses accessory to a
<br />retail business conducted on the premises.
<br />5. Woodworking or machine shops, sheet metal or tin shops, furnace
<br />works. and the like.
<br />6. Commercial production of eggs; chicken hatcheries; commercial
<br />fattening of stock and poultry for market.
<br />7. Slaughter houses, including the slaughtering of poultry, except as
<br />incidental to retail sale. _

<br />(d) Amusement places, except roller skating rinks, and shooting gal-

<br />(e) Tourist camps, outdoor theatres and service stations, provided that
<br />the zoning committee, after public hearing, shall determine that the pro-
<br />posed site is suitable for the intended use.
<br />(f) Any processing or treatment incidental the the conduct of a retail
<br />business conducted on the premises, such as grinding, mixing, packaging,
<br />but not including the manufacture of the article sold.
<br />(g) Signs, billboards and other advertising media, advertising the
<br />business conducted or goods for sale on the premises on which the sign
<br />is located. '

<br />(2) Building Height Limit.
<br />(a) Buildings hereafter erected or structurally altered or moved shall
<br />not exceed thirty -five (35) feet or two and one -half (2i/z) stories in height.
<br />(3) Area, Frontage and Population Density Regulations.
<br />(a) For buildings or sites to be used exclusively for business purposes,
<br />tno minimum lot width or area limitations. No such building shall occupy

<br />(b) Lots or sites for residential purposes, either for single or multiple
<br />fancily dwelling, or for combined residential and business purposes, shall area of ven

<br />multiple family dwellings, or for buildings combining business uses with
<br />accommodations for more than one family, the minimum lot area shall be

<br />(c) Buildings to be used for combined business and residential pur-
<br />poses shall not occupy more than sixty (60) per cent of the area of either
<br />an interior or corner lot; provided, however, that the portion of such
<br />buildings used for residential purposes, whether on the same floor as the
<br />business part of the building, or wholly or partially on an upper floor,
<br />shall not occupy more than forty (40) per cent of the lot area.
