10.14 C -2 COMMERCIAL AND LIGHT MANUFACTURING DIS- <br />TRICT. <br />(1) Uses Permitted. <br />(a) All uses permitted in the C -1 Commercial and Light Manufactur- <br />ing District. <br />(b) Warehouses, without limitation as to size, truck terminals and <br />freight houses. <br />(c) Fuel and lumber yards;' bulls storage plants. <br />(d) All repair shops and garages, regardless of size or capacity, in- <br />cluding the repair of trucks and heavy machinery. <br />(e) Woodworking and sheet metal plants, machine shops, welding <br />shops, and similar uses, regardless of size. <br />(f) Inside or outside storage of contractors' material and equipment, <br />including road building machinery, cement mixers and similar equipment. <br />(g) Stock yards, when the zoning committee, after public hearing, <br />shall have determined that the proposed site is suitable for such use. <br />(2) Building Height Limit. <br />(a) Residential buildings, or buildings combining residential- and busi- <br />ness uses, shall not exceed thirty -five (35) feet or two and one -half (2Y2) <br />stories in height. <br />(b) The maximum height for all other buildings shall be sixty-five <br />(65) feet. <br />(3) Area, Frontage and Population Density Regulations. <br />(a) Area, frontage, per cent of occupancy and density of population <br />regulations shall be the same as for the B -1 Local Business District. <br />-(4) Setback Requirements. <br />(a) Setback from front lot line or highway right of way shall conform <br />to the provisions of Section 10.17. <br />(5) Side Yard Requirements. <br />(a) Side yard requirements shall be the same as for the B -1 Local <br />Business District. <br />(6) Rear Yard Requirements. <br />(a) Rear yards requirements shall be the same as for the B -1 Local <br />Business District. <br />(7) Off -Street Parking. <br />(a) Off -street parkin¢ space shall be provided in accordance with the <br />provisions of Section 10.18. <br />10.15 M -1 INDUSTRIAL DISTRICT. <br />(1) Uses Permitted. <br />(a) All uses permitted in the C -2 Commercial and Light Manufactur- <br />ing Disrict, except residential uses, including dwellings, hotels, rooming <br />and boarding houses, and tourist and trailer camps; provided, however, <br />that accommodations may be furnished for watchmen and caretakers <br />employed on the premises and their families. <br />(b) Any other use not in conflict with law; provided, however, that <br />in the case of noxious or hazardous uses the zoning committee, after public <br />hearings, shall determine that the proposed site is suitable for such use. <br />(2) Building Height Limit. <br />(a) None. <br />(3) Area, Frontage and Population Density Regulations. <br />(a) No minimum area or lot width. The total ground floor area of all. <br />—50— <br />buildings shall not exceed eighty (80) per cent of the area of an interior <br />lot or seventy (70) per cent of the area of a corner lot, <br />(4) Setback Requirements. <br />(a) Setback from front lot line or highway right of way shall comply <br />with the provisions of Section 10.17. <br />(5) Side Yard Requirements. <br />(a) On interior lots no side yard required. On corner lots the side yard <br />on the side facing the side street shall comply with the provisions of <br />Section 10.16'(5) (b). <br />(6) Rear Yard Requirements. <br />(a) The minimum depth of any rear yard shall be ten (10) feet. <br />(7) Off -Street Parking, <br />(a) Off -street parking shall be provided in accordance with the pro- <br />visions of Section 10.18. <br />I <br />10.16 GENERAL PROVISIONS AND EXCEPTIONS. <br />(1) Use. <br />(a) Except as otherwise expressly provided, any use listed as a per- <br />mitted use in any district shall be construed as a prohibited use in a more <br />I restricted district. <br />I (b) The following uses shall be permitted in the districts specified <br />when such uses do not alter the character of the premises in respect to <br />their use for the purposes permitted in such district: <br />1. In any ' district, real estate offices and signs advertising property <br />for sale, for a period not to exceed one (1) year. <br />2. In any district, temporary buildings and the temporary storage <br />of materials and equipment incident to the construction of buildings on <br />i the premises, for a period not to exceed one (1) year. <br />3. In the RH -1 and the R -1 Districts separate accessory buildings <br />may be used for the housing of servants or the accommodation of guests <br />of the owner or occupant. <br />4. In any district, where lands are used for farm and garden pur- <br />poses, separate accessory buildings may be used for the regular or tem- <br />porary housing of farm labor, or a separate dwelling may be provided <br />for the family of a farm manager or laborer. <br />5. In any district, while residential construction is in progress, the <br />owner or builder may occupy a house trailer on the premises, for a period <br />not to exceed six (6) months prior to commencement of such construction <br />and for such period thereafter as may be reasonably necessary for com- <br />pletion thereof. <br />(2) Height. <br />(a) Hospitals, churches, schools, radio transmission towers, water tow- <br />ers, chimneys, spires, pent houses, cupolas, silos, windmills and similar <br />structures may be erected to a height greater than the maximum permitted <br />in the district in which they are located, provided, however, that no part <br />of -such structure above the height limit shall be used for residential <br />purposes. <br />(3) Area, Frontage and Population Density. <br />(a) Any lot or parcel shown on a recorded subdivision, plat, or as- <br />sessor's plat, or conveyance and recorded in the office of the register of <br />deeds for Dane county prior to the adoption of this ordinance, may be <br />used as a building site, or for any purpose permitted by this ordinance, <br />even though such lot or parcel does not confonn to the minimum front- <br />age or area requirements of the district in which it is located; provided, <br />however, that no multiple family dwelling, or residential unit in combina- <br />-51— <br />
