VOL 545 RGE <br />Hills, wkeloh said restrictions shall run with the land and shall <br />be binding on the grantees ';a. heirs, successors and assigns. <br />1, All lots in said plat shall be used exclusively <br />for private duelling purposes and no duelling house <br />designed or intended to be used for more than one <br />family shall be erected on said premises nor shall <br />any double house, two family house, duplex house or <br />apartment building be erected on or moved upon said <br />premises or suffered to remain there. <br />2. The line of any building or any part thereof, <br />erected on any lot or lots fronting on University <br />Bay Drive in the property owned by the partyof <br />the first part, hereafter erected, shall not be <br />nearer the street than twenty -five feet. <br />. _- <br />3. No outside toilet shall ever be erected or <br />maintained on any lot in said tract except for tem- <br />porary use during the time that a building is in <br />process of construction. <br />7. No part of said platted premises shall ever be <br />conveyed to, used, owned or occupied by any persons <br />other than of the Caucasian race, either as owner <br />or tenant. <br />8* No private dwelling or residence shall be <br />erected on any lot or lots in said plat which shall <br />cost less than 05,500000. <br />9. No ardent, malt or intoxicating liquor shall ever <br />be manufactured, sold, dispensed or in any manner <br />disposed of on said property, <br />10. No tavern or dance hall, or place of .entertain- <br />ment, or public resort of any kind shall ever be <br />established, conducted or maintained on said property, <br />11.
