MAY 21 SESSION, 1970 41 CHAPTER 28 DANE COUNTY ORDINANCES LAND DIVISION AND SUBDIVISION REGULATIONS SECTION 28.10 INTRODUCTION 28.11 Authority These regulations are adopted under the authority granted by Section 236.45 of the Wisconsin. Statutes, and pursuant to 59.97(3), 144.26(2) and 144.26(8) of the Wisconsin Statutes. 28.12 Purpose and Intent The purpose of this ordinance is to promote the public health, safety and general welfare of the County, and is designed to lessen congestion in the streets and highways; to further the orderly layout and use of land; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; to facilitate the adequate provision for transporta- tion, water, sewerage, surface drainage, schools, parks, play- grounds and other public requirements; to facilitate the further resubdivision of larger parcels into smaller parcels of land. 28.13 Severability If any section, provision or portion of this ordinance is adjudged invalid by a court of competent jurisdiction, the remainder of this ordinance shall not be affected thereby. 28.14 Repeal All other ordinances or parts of ordinances of Dane County in- consistent or in conflict with this ordinance, to the extent of inconsistency or conflict only, are hereby repealed. 28.15 Title This ordinance shall be known as the "LAND DIVISION AND SUBDIVISION REGULATIONS. DANE COUNTY, WISCON- SIN." 28.16 Effective Date This ordinance shall be effective after a public hearing, adop- tion by the County Board of Supervisors and publication. 28.17 Definitions For the purpose of these regulations certain words or phrases used herein are defined as follows: (1) Agency The Dane County Zoning, Planning, and Water Resources Committee. (2) Certified Survey Map A map of a land division, not a subdivision, prepared in accordance with Section 236.34, Wisconsin Statutes. (3) Development Plan A total site plan of an area of land 80 acres or more in size all under control of a subdivider(s) at the time of sub- mission for review. Said plan shall specify and clearly illustrate the location, relationship, and nature of all primary and secondary uses, public and private easements, public and private streets, pedestrian paths and common open spaces.
