BUHROW <br />ANDERS BIRKELAND <br />RE: ROBERT AND JANE COOK <br />PROPERTY LOCATED IN THE SOUTHWEST 1/4 OF THE NORTHWEST 1/4 OF SECTION <br />32, TOWN OF ALBION, DANE COUNTY, WISCONSIN <br />Dear Mr. Scribner: <br />I represent Robert and Jane Cook who own property as described above. I <br />enclose a sketched map of the property that they own and I also enclose a <br />copy of the plat map showing the area that they own. The parcel owned by <br />Mr. and Mrs. Cook is landlocked except for some driveway easements. They <br />own approximately ten acres. They would like to parcel off a two acre <br />parcel for each of their two children. Mrs. Cook spoke with Kristine <br />Schutte who informed her that at the very least there would need to be 66 <br />foot of roadway frontage for this to happen. Obviously they don't have <br />that. However Ms. Schutte also informed them that if the parcel of property <br />that they owned was created prior to 1970, this 66 foot frontage requirement <br />could possibly be grandfathered in. <br />The property that my clients own was created prior to 1970. I enclose <br />herewith for your inspection the following: <br />1. A Deed in 1964 from Winifred Stebbins to Beulah Ladd which <br />includes the conveyance of the entire 40 acre quarter quarter <br />section except for four exceptions. I enclose the Deeds related <br />to the four exceptions. <br />2. I also enclose the map on which I have platted all of these <br />legal descriptions. <br />The bottom line is the property deeded to Beulah Ladd in 1964, which <br />consisted of the entire quarter quarter section (40 acres), once the <br />exceptions are removed, results in the remaining parcel being the exact <br />parcel of land that the Cooks now own.
