Kummerow:
Land Division Review
608/266 loss
It is apparent that the subject 3 acres land parcel was properly created as a separate
single legal entity prior to the applicable effective date of the Dane County Land
Division Regulations. Accordingly, this 3 acres parcel can be separately conveyed,
at this time, without a Dane County certified survey map approval.
Any division of this 3 acres land parcel will require a change in zoning classification,
together with a Dane County certified survey map approval.
2 separate tax parcel designations exist, because the 3 acres is located within two
separate 40 acre tracts. Separate tax parcel designation does not create separate
legal parcel status.
Questions regarding Shoreland and Wetland Regulations should be addressed to the
Dane County Zoning Division.
Thank you for your anticipated patience and for your anticipated cooperation in
this matter.
Sincerely,
Norbert Scribner, Land Division Review
cc: Frank Gaukel
Clerk, Town of Roxbury
Dane County Zoning Division
Enclosure:
