You noted in your density study application an interest in commercial zoning on property <br />currently zoned RH-1 (PIN 0612-031-8040 created by CSM 5440). The town counts new CSM <br />lots (land divisions) created for commercial development against the density policy, but does not <br />count commercial zoning lots (which are not separate parcels). Based on this provision, it <br />appears possible that a zoning lot, not a separate parcel, could be created on parcel 0612-031- <br />8040 to accommodate a proposed commercial use on the property, provided that any such <br />proposal met with town and county approval and satisfied town requirements for commercial <br />development. The town plan contains the following policy with regard to proposed commercial <br />development in the HWY 12/18 corridor: "Commercial or industrial uses shall be located on <br />USH 12-18 in the urban service area (as defined in the Dane County Map, dated 2000) and <br />reviewed on a case by case basis" (town land use plan, page 28). <br />Please note that this density analysis does not guarantee town or county approval of a particular <br />land division, rezone, or development proposal. The Town of Christiana Plan Commission and <br />Board of Supervisors review all applications to rezone, and apply standards and criteria as set <br />forth in the town land use plan to guide their decisions. Such standards include considerations <br />for soil types, environmental features, site characteristics and aesthetics, proposed location of <br />driveways and utility extensions, proposed lot size and location, and potential impact of the <br />proposal on neighboring properties and uses. In addition, all rezones are subject to County <br />Zoning Committee, Board, and Executive approval.
