Additionally, the land parcel, described in R17546/62, <br />Dane County Registry, consisting of approximately 16.81 acres, was created as a <br />separate legal entity beyond the 15 acre threshold certified survey map requirement <br />of the Dane County Land Division Regulations. Accordingly, both the 21.90 acres <br />parcel and the 16.81 acres parcel can be separately conveyed and utilized as building <br />sites at this time without a certified survey map approval. <br />It is also apparent that subsequent conveyances are of record that have triggered <br />the certified survey map approval requirementfor the creation of land parcels of <br />less than 15 acres in area. Specifically, that which you have described as a 12 <br />acre parcel will require a certified survey map approval prior to the issuance of <br />a zoning permit. <br />I apologize for the delay in responding to this inquiry, but a substantial amount <br />of research was required in order to arrive at the above conclusions.
