After reviewing historic parcel data, I have consulted with Assistant <br />Zoning Administrator Dan Everson, and together we have come to the following conclusions. <br />1. Parcels 0707-084-9500-9, 0707-093-9030-7 and 0707-093-9190-4 were legally combined <br />by warranty deed into one legal, 27.7-acre parcel in 1994. (See 1996 memo from Norb <br />Scribner and Register of Deeds Document # 2647846, attached). <br />2. Parcel 0707-084-99407 was legally created as a separate 26-acre parcel by warranty deed <br />and metes and bounds description in 1967 (See Register of Deeds Document # 1186353, <br />attached). <br />Section 10.16(3) of the Dane County Zoning Ordinance allows such parcels to be used as a <br />building site, without a rezone. The Town of Cross Plains / Dane County Comprehensive Plan <br />allows landowners to rezone and subdivide substandard parcels to create a total of no more than <br />two building sites per original substandard parcel. I have attached the relevant language from the <br />town/county plan for your reference. <br />I hope this information is helpful.
