Except as <br />otherwise herein provided: <br />(1)(a) Principal buildings. There shall not be <br />more than one (1) principal building on a lot <br />except as listed below: <br />1. On lots in the commercial, industrial and <br />business districts, more than one (1) building is <br />permitted for any single business or commercial <br />enterprise or for any combination of businesses <br />or commercial enterprises. <br />2. On land in the A-1 exclusive agriculture <br />district, secondary farm residences are permitted <br />as provided in 10.123 of this ordinance. <br />(b) Residential accessory buildings. Any <br />number of detached accessory buildings <br />associated with a permitted or conditional <br />residential use are permitted on a lot, provided <br />that the following conditions are met: <br />1. A principal residential use exists or is <br />under construction prior to the erection or <br />placement of a residential accessory building. <br />2. Except in the A-1, A-1 Exclusive, A-2, or A- <br />3 Agriculture Districts, the total floor area of all <br />residential accessory buildings shall not exceed <br />fifty percent (50%) of the floor area of the <br />principal residence. <br />3. On Tots in the A-1, A-1 Exclusive, A-2 or A- <br />3 Agriculture Districts, the total floor area of all <br />residential accessory buildings shall not exceed <br />one hundred percent (100%) of the total floor <br />area of the associated residence. <br />(c) Agricultural accessory buildings. On land <br />in the A-1, A-1 Exclusive, A-2 or A-3 Agriculture <br />Districts used for agricultural purposes, <br />agricultural accessory buildings are permitted but <br />are limited to barns, sheds, silos and other <br />structures that are clearly related to a permitted <br />agricultural use. <br />(2) Height. No building or structure shall be <br />erected, nor shall any existing building or <br />structure be removed, reconditioned, added to or <br />structurally altered to exceed in height the limit <br />established by this ordinance for the district in <br />which that building or structure is located <br />(3) Percentage of lot occupancy. No building <br />or structure shall hereafter be erected, nor shall <br />any existing building be moved, altered, enlarged <br />or rebuilt, nor shall any open spaces surrounding <br />any building or structure be encroached upon or <br />reduced in any manner, nor shall a greater <br />percentage of lot be occupied, except in <br />conformity to the building site requirements and <br />the area and yard regulations established by this <br />ordinance, for the district in which such building <br />is located. <br />(4) Density of population. No building, <br />structure or premises shall be erected, occupied <br />or used so as to provide a greater density of <br />population than is allowed by the terms of this <br />ordinance for the district in which such building, <br />structure or premises is located. <br />(5) Open space limitations. No yard or other <br />open space provided about any building or <br />structure for the purpose of complying with the <br />regulations of this ordinance shall be considered <br />as providing yard or open space for any other <br />building or structure.
