Osgood -of Madison, Wisconsin party of the second part, <br />w tn'ess eth <br />First: the party of the first part, in consideration of the sur,, of one hundred (,�100•od <br />dollars ($100•oo) to it in hand paid by the party of the second part at or before the <br />sealing and delivery of these presents, receipt whereof is hereby acknowledged, and the <br />further sum of twenty nine hundred dollars (J2900•oo) to be paid as hereinafter Mentioned, <br />does hereby for itself, its successors and assigns, and every one of theu., subject however <br />to the conditions hereinafter set forth, hereby covenant, promise and agree to sell, .and <br />by warranty deed to convey, to the party of the second part upon the perforMance of the <br />said party of the second part, of all the agr eeu.ents herein contained, a good and unincum- <br />bered title to the following described preadses situated in the County of Dane, State of <br />Wisconsin, to -wit: lots 14 & 15 block 3 of Shorewood according to the recorded plat thereof <br />said land being situated in the town of Madison; and at the tiu.e of the delivery of the <br />deed to said prewises, party of the first part agrees to furnish to the party of the <br />second part, an abstract showing marketable title, provided however, that this agreewent <br />and the said deed of conveyance shall be subject to the reservations and restrictions <br />hereinafter stated, which said reservations and restrictions are to be construed as con- <br />veyances <br />on- <br />veyances running with the land, to -wit; <br />1, No building nor any part thereof or addition thereto shall ever be erected, Maintain <br />ed upon any lot in said plat between the street line o r street lines contiguous to the <br />saiLe and the line designated in said plat as building line. <br />2. None of said lots shall be conveyed to, used owned nor occupied by negroes as owner <br />or tenant. <br />3• For a period of twenty five years from October 1st. 1921, first party shall have <br />the right to require pland for the exterior design of any building or structure to b:e <br />erected upon any 1 o t in said plat to be first submitted to and approved by an expert <br />acceptable to first party. <br />4. That for said period of twenty five years no building on any lot in said* plat <br />shall 'be used for other than residence purposes without written consent of the first party. - <br />5. that for said period of twenty five years no building previously erected elsewhere <br />shall be ruoved upon any lot in said plat. <br />6. That for said period of twenty five years no u►ore than one dwell ing house <br />shall be constructed on any lot in said plat without the written consent of the first party <br />
