<br />quarters unless inside sanitary toilet facilities are
<br />provided in the structure.
<br />3. No part of any building except the cornice or
<br />eaves shall be located closer than 10 feet to any property
<br />line nor closer than 15 feet to any side street line;
<br />minimum front line setbacks shall be as shown on the re-
<br />corded plat of Quaker Heights, Second Addition; maximum
<br />front line setbacks shall not be more than 60 feet from
<br />the road line.
<br />4. Buildings other than the dwelling structure shall
<br />be located on a lot in relation to the dwelling structure
<br />to which they pertain, as follows:
<br />(a) Detached garage --the front thereof shall be
<br />at least 10 feet behind the front basement
<br />wall of the dwelling structure.
<br />(b) Outbuilding --the front thereof shall be no
<br />closer to the front street than the rear of
<br />the dwelling structure and shall be so placed,
<br />or screened by planting, that the visibility
<br />from the front street is at a minimum.
<br />5. If any part of a lot is not being used as a
<br />building site or a lawn, or is not under cultivation, it
<br />shall be kept under a cover crop or shall be so cultivated
<br />as to keep the same free and clear of noxious weeds.
<br />6. No lot as platted shall be resubdivided; this
<br />covenant shall not be construed to prevent the use of more
<br />than one lot as one building site, provided that the land
<br />area pertaining to any one building site is equal to the
<br />land area of the smallest platted lot being a part of that
<br />building site.
<br />7. No noxious or offensive trade or activity shall
<br />be carried on in said plat, nor shall anything be done
<br />thereon which may be or become a nuisance to the neighborhood.
<br />This shall not be construed to prevent a family garden or
<br />orchard or the keeping of such chickens as permitted by
<br />ordinance.
<br />8. Only members of the Caucasian race shall use or
<br />occupy any dwelling on said plat, excepting that this
<br />covenant shall not prevent occupancy by domestic servants
<br />off' a different race employed by an owner or tenant.
<br />9. No trailer, basement, tent, shack, garage, barn,
<br />or outbuilding, or any part thereof, erected in said plat
<br />shall at any time be used as a residence, temporarily or
<br />permanently, nor shall any residence of a temporary
<br />character be used as a dwelling.
<br />10. No building previously erected elsewhere shall be
<br />moved upon any lot in said plat, excepting new pre-
<br />fabricated construction.
