It is apparent that the subject 2 acres land parcel was properly <br />created as a separate legal entity prior to the applicable effective date of the Dane <br />County Land Division Regulations. Accordingly, this parcel can be separately <br />conveyed, at this time, without a Dane County certified survey map approval. <br />The proposal to attach a contiguous 2.5 acres to this 2 acres parcel can be <br />accomplished without a Dane County certified survey map, as a transfer of lands <br />between adjoining ownerships. The 2.5 acres will need to be rezoned to a category <br />that is compatible with the current A-2(1) zoned parcel. A-2(4) is an appropriate <br />zoning category for a 4 acres parcel. <br />The zoning of the parent parcel can remain A-1 Agriculture (Exclusive) provided <br />that the net acreage continues to be greater than 35 acres. <br />Sincerely, <br />Norbert Scribner, Land Division Review <br />cc: Michael W.
