Accordingly, this 1.15 acres parcel enjoys the non -conforming status provided <br />by S.10.16(3)(a), Dane County Code of Ordinances. <br />#050922380007 was created as a separate legal entify with the recording of a warranty deed in R2967/35, Dane County <br />Registry. This recording was subsequent to the applicable effective date of the Dane County Land Division Regulations. <br />Accordingly, this 11.2 acres parcel cannot be separately conveyed without a Dane County certified survey map approval, <br />together with a change in zoning classification. <br />#050922380409, together with # 05092238007, represents a properly merged single land parcel of 12.25 acres.
