A division of this parcel would require variances from the lot <br />area and width requirements of the R-3A Residence District minimums which are <br />"20,000 net square feet per lot and 100' of lot width." Additionally, a waiver of the <br />minimum 10' side yard requirement would be necessary. These variances and <br />waivers are within the jurisdiction of the Dane County Board of Adjustment. If the <br />variances and waiver are granted, a certified survey map approval will be required <br />in order to divide Lot 2, GREEN ADDITION TO OREGON HEIGHT'S.
