WHEREAS, the Developer desires to further amend the Restrictions and <br /> Covenants for the Plat of Rivers Turn to bind the Plat of Rivers Turn Second Addition to <br /> the Restrictions and Covenants and amend them as provided herein. <br /> NOW, THEREFORE, the Developer hereby amends the Restrictions and <br /> Covenants as follows: <br /> 1. Definitions. Defined terms used but not defined herein shall have the <br /> meaning given to them set forth in the Restrictions and Covenants. <br /> 2. Apartment Lot: Lot 8 has been removed from the definition of the <br /> APARTMENT LOT. <br /> 3. Condominium Lot: Lot 7 has been removed from the definition of the <br /> CONDOMINIUM LOT. <br /> 4. Plat: Rivers Turn Second Addition is added to the definition of PLAT. <br /> 5. Section 4.1 Setbacks. Subsection(e)is added to read as follows: <br /> (e) <br /> (i) Lots 132-133: minimum front yard setback- 16 feet and <br /> maximum front yard setback- 25 feet; minimum side yard <br /> setback- 6 feet; minimum rear yard setback-25 feet. <br /> (ii) Lot 134: If the front door of the house faces Larkspur Lane, <br /> the minimum front yard setback- 16 feet and maximum <br /> front yard setback- 25 feet; minimum interior side yard <br /> setback- 6 feet; minimum street side yard setback- 15 feet; <br /> minimum rear yard setback- 25 feet. If the front door of the <br /> house faces Innovation Drive, the minimum front yard <br /> setback- 20 feet and maximum front yard setback- 30 feet; <br /> minimum interior side yard setback- 6 feet; minimum street <br /> side yard setback- 15 feet; minimum rear yard setback- 25 <br /> feet. <br /> (iii) Lots 135-139 and 144-148: minimum front yard setback- <br /> 25 feet and maximum front yard setback- 35 feet; minimum <br /> side yard setback- 6 feet; minimum rear yard setback- 25 <br /> feet. For Lot 135, the north lot line is the rear lot line. For <br /> Lot 144, the southeast lot line is the rear lot line. <br /> (iv) Lots 140-143: minimum front yard setback- 20 feet and <br /> maximum front yard setback- 30; minimum interior side <br />
