<br /> <br /> <br /> <br />Small Group Discussions, November 2007 Neighborhood Meeting <br /> <br />-II <br /> <br />open space. <br /> <br />The Southdale ~eighborhood Plan has been prepared to <br />fulfill requirements set forth in agreements from 2005 and <br />2007 betw'een the Town of Madison and City of Fitchburg. <br />The agreements specify that the Town, in collaboration <br />with City of Fitchburg staff, create a neighborhood plan <br />with sufficient flexibility to respond to changing market <br />conditions as specific projects within the neighborhood are <br />proposed. <br /> <br />In turn, the Town of Madison requested that the <br />Alexander Company fund the preparation of the <br />neighborhood plan, in conjunction with the Novation <br />Campus Master Plan. JJR, Inc. was commissioned to <br />prepare the plan and develop the public process, working <br />with the Town and the City. <br /> <br />'W'hile the plan offers a long-term framework and vision <br />for public improvements, private sector redevelopment <br />initiatives will likely be the primary means for reaching <br />the neighborhood's full potential. Improvements and <br />enhancements of the public infrastructure necessary to <br />support these private initiatives will serve to enhance <br />the environment for the current residents while serving <br />as a catalyst for private reinvestment. As private sector <br />initiatives and proposals for in fill and redevelopment are <br />prepared, both the Town and City will need to jointly <br />provide input and guidance in the review process. <br /> <br />SHORT TERM PLAN WITH LONG TERM <br />FOCUS <br /> <br />Neighborhoods, like other living organisms, must adapt <br />and respond to changing trends not only within their <br />boundaries, but in response to the things that are occurring <br />around them. This plan is a framework to guide the <br />long-term change and evolution that is now occurring <br />and will certainly continue to occur as regional and local <br />redevelopment continues. 'W'hen current and future <br />landowners and developers propose specific development <br />and redevelopment projects and property owners consider <br />reinvestment, it is important that this framework be in <br />place for guidance. <br /> <br />'W'hile the plan offers a long-range framework for the <br />neighborhood's evolution, the immediate needs and <br />desires of the current residents must also be addressed. <br />This document includes near-term recommendations <br />for changes that should occur to enhance and improve <br />existing conditions within the neighborhood. These <br />recommendations guide public initiatives to be undertaken <br /> <br />SOUTHDALE NEIGHBORHOOD PLAN_ <br />
