•Foth Staff Report <br /> 4. As previously stated,the petitioner intends to further subdivide Lot 3 of CSM 10322 into two lots for <br /> housekeeping and financial purposes. The proposed boundary line between Lot 1 & Lot 2 as <br /> depicted on the site plan does not appear to take into consideration the required 10' side yard <br /> setback for the current condominium building located to the north. Adjusting the boundary line will <br /> change the configuration of the proposed stormwater detention facility. ***Planner Note: The <br /> petitioner does not intend to proceed with the subdivision of Lot 3.*** <br /> 5. The building elevations submitted by the petitioner illustrate flat roof construction for the garages. <br /> It is the opinion of the Town Planner, from an architectural perspective, the proposed flat roof over <br /> the garage areas detracts from the intended high quality building design. It is recommended that the <br /> petitioner adjust the building elevations to incorporate a hip, gable,or mansard roof over the garage <br /> areas. ***Planner Note: The petitioner clarified the flat roof of the garage is an outdoor patio for the <br /> second floor unit.*** <br /> STAFF RECOMMENDATION: <br /> Depending on confirmation by the Town of Windsor Board of the above described comments, the Town <br /> of Windsor Board may take the following action: <br /> The Town of Windsor Board Conditionally Approves the Site Plan for Windsor Commons, LLC (c/o Nick <br /> Ladopoulos) located on Lot 1 & Lot 3 of CSM #10322, Part of the SW '/4 of the SW ' of Section 29, T9N, <br /> R10E,Town of Windsor, Dane County, Wisconsin, subject to the following conditions: <br /> 1. The proposed site plan shall comply with the Dane County Conditional Use Permit#1545 dated June <br /> 8, 1999. <br /> 2. Submittal of a driveway access and maintenance agreement in a form approved by the Town <br /> Attorney establishing the access rights and maintenance responsibilities for the driveway serving <br /> each adjoining parcel. <br /> 3. Prior to the issuance of a building permit for any buildings, the petitioner shall design and install all <br /> stormwater management facilities required for Phase I and Phase II of the Windsor Commons <br /> development to the satisfaction of the Dane County Land Conservation Department and the Town of <br /> Windsor. <br /> 4. Prior to the issuance of a building permit for any buildings, the petitioner shall submit to the Town <br /> confirmation by the Dane County Public Works, Highway, and Transportation Departments that the <br /> proposed ingress/egress for the development meets County standards. ***Planner Note: This <br /> condition is a result of resident concerns relating to the speed and visibility of vehicles on CTH CV at <br /> the intersections of Maple Avenue and Windsor Commons. The Dane County Highway and <br /> Transportation Department access permit provided by the petitioner was issued on October 25, <br /> 1999.*** <br /> 5.
