We serve farm uses and trucking uses as well as auto. NAPA <br /> Auto Parts is the only source in this wide area for serving these farm, trucking, and <br /> auto customers. More than half of our business is rural related. Our <br /> Christiana/Cambridge location is established in the core of our customer base. Our <br /> business is simply not suitable in a downtown area (such as the Village of <br /> Cambridge) or an area outside of Christiana/Cambridge. We need a peripheral <br /> rural area for truck access to our business and to accommodate our primary <br /> customer base. <br /> To this end, for the last two years, we have actively looked for an existing <br /> commercial building or a vacant site already zoned for commercial use in the <br /> Christiana/Cambridge area that would accommodate our existing business as well <br /> as possible expansion needs in the future. We need an approximately two acre site <br /> to accommodate these needs. We have not found any existing commercial <br /> building or site already zoned commercial in the Christiana/Cambridge area that <br /> accommodates our needs. In fact, the Village of Cambridge Long-Range Plan / <br /> 1998 ("Long Range Plan") indicates that there is a total of two acres of all <br /> commercially zoned vacant (undeveloped) land in the Village. Long Range Plan, <br /> at 18.1 Those two acres are not one parcel and none of those parcels are suitable <br /> for our existing needs or would leave room for us to expand. The parcel proposed <br /> for rezoning that is before you meets all the needs of our business. <br /> We do not exaggerate when we say that a denial of the proposed rezoning <br /> might well mean the end of our NAPA Auto Parts business in the Town of <br /> Christiana/Village of Cambridge area. If that were to occur, our customers in this <br /> wide service area would be deprived of their only source in this area. <br /> Staff Comments On The Proposed Rezoning <br /> The Staff Comments regarding the proposed rezoning reveal issues <br /> concerning compliance with town/county policies, communication with the <br /> Village of Cambridge on its Long Range Plan, approved access from the Highway <br /> I Copies of all pages of the Long Range Plan that are cited in this letter are <br /> enclosed herewith for your reference convenience. <br />
