Additional information re: #24. 7263/1505 Tyrol Basin Corp. As per 06/10/1998 <br /> phone call with Don McKay, manager of the ski area and part owner(and the person who <br /> will buy the 4.7 acre parcel to be rezoned to RH-2 -- See#23. 7262.) <br /> 1966: Sandy Stevenson owned most or all of(4) 1/4 1/4's in Sections 28 & 33; rezoned <br /> 120+- acres to RE-1: Pet. #883 --green outline on map. <br /> 1966-1988: Stevenson tried to sell the ski area a couple of times. He did sell part of it to <br /> Reinhold for a time. While Reinhold was owner, he built a house. When Tyrol Basin <br /> Corp. (TBC)bought the 80 acres in Section 33 in 1988,Reinhold kept the 10 acres in <br /> Section 28 plus the 120'x181.2' piece extending into Section 33, which surrounds a part <br /> of the house, providing required yard setbacks. At the'same time, there was a trade-off of <br /> 110'x330' strips at the east and west ends of the 10 acre piece. This created access to the <br /> Stevenson property to the north, which TBC thought might someday be used for cross <br /> I country ski trails. This also created the 100'x330' illegal A 1EX portion of the Reinhold <br /> property. Since this is not owned by TBC, they do not think they are obligated at this <br /> time to correct the zoning. Usually in cases like this,Norb Scribner is informed and he <br /> notifies the property owner. <br /> 1988: TBC bought the"thumbnail" piece-- area"A" --but"forgot"to include it in <br /> Rezone Pet. #4293/CUP #682 to B-1 for the chalet with CUP's for sales of alcohol in the <br /> B-1 and lighted ski trails in the existing RE-1. <br /> j 1992: TBC traded with adjoining landowners, the Kruegers: TBC got`B";Krueger got <br /> Parcel#0706-331-8730. Again, the necessary rezoning was not done. <br /> 1997: TBC bought 49 acres from Stevenson, including 30 acres already zoned RE-1 plus <br /> areas"C" and"D". <br /> Current Rezone/CUP: <br /> -TBC asks to bring areas"A" &"B" into compliance at this time. The existing, lighted <br /> ski slopes extend into this area, so the CUP for lights is also needed. <br /> -Area"C" is 14+- acres. At its April meeting, the Town of Vermont approved RE-1 for <br /> this area with a Deed Restriction that it be used only for a parking area. TBC does need <br /> part of this land for parking. Although no other use is currently proposed for the <br /> remainder of area"C", TBC is unwilling to have other Recreational uses prohibited on the <br /> remainder of this area. However, they may decide to concede. If they don't, and ask to <br /> withdraw area"C" from the RE-1 rezone request, the 14 acres would be an illegal <br /> A-1EX parcel.No Cup is needed for this area. <br /> -Area"D" is a sliver which includes part of the existing road to the existing upper <br /> parking lot. TBC purchased part of Lot 1, CSM 8857 from Stevenson so the driveway <br /> would not cross Stevenson's land. This area need rezoning to RE-1, but no Cup is <br /> needed. <br />
