• Page 3 June 23, 1998 <br /> III FINDING AND CONCLUSIONS <br /> A) Summary of Main Issues/Findings <br /> The statement "Almost half of the proposed golf course sits on hydric soils that pose severe <br /> limitations on the construction of golf fairways and greens, and could pose an environmental <br /> hazard with unregulated herbicide or pesticide use." This is an opinion of a Dane County staff <br /> member or members. We disagree and if you refer to attachment(C, D and E)you can see with <br /> the right approach this golf course can easily be constructed. <br /> We will have a 50-foot buffer along the creek and wetland except in three areas as I mention <br /> above. <br /> The Town of Cdtage Grove requested A-2 zoning for the 27-acres after feedback from the people <br /> of Meadow Grove subdivision. Our original plan called for this area to be zoned RE-1,which we <br /> modified as the Town of Cottage Grove requested. <br /> B.) Suggested Conditions of Approval <br /> When choosing the course locations we were trying to use the existing wetland, creeks and the <br /> exiling topography as much as possible. The residents of Meadow Grove subdivision did not <br /> want the golf course in their back yard. <br /> The 35-foot buffer along the two forks of the creek is actually a 50-foot buffer as the DNR <br /> requested,with the exception of(Green#2, green#5 and green#8) in which we have a 20 foot <br /> buffer with water running away from the creek. <br /> Refer to the Erosion Control plan that was approved by Dane County Land Conservation it shows <br /> that erosion runoff from a crop field is much higher than grass fairways and roughs. For the water <br /> quality the DNR has issued a permit for long-term storm water management to us. <br /> Construction Timetable: <br /> 1.)Mid-May 1998 Disk and seed fairways and tee bcokes. <br /> 2.)Md-July 1998 Place irrigation system <br /> 3.)August 1998 Start green construction <br /> 4.)Mid-September 1998 Seed greens <br /> ff you have any questions please call me at your earliest convenience at 221,3558.
